Weekend Opens (9/23-9/24/17)

Maybe you don't think about history and Manhattan Beach much, but it's true: People came here before us. They built. Now we enjoy.

There are buildings, there's infrastructure and there are traditions.

And what's top of mind now is the 40-year anniversary of the MB10K, coming up in 2 weeks. (If you're "not ready," there's still time to train. And, heck, the race is always open to walkers and waddlers anyway.)

An appreciation of the history of the 10K is new online at DigMB.com. The event has no "lead sponsor" but has nontheless attracted support from all over town and, in turn, the race has given back to the community in droves. (See DigMB's post for more.)

And back to history... You ought to know Jan Dennis, former mayor and longtime Manhattan Beach historian. She recently completed her 8th book about MB, "A Thread in the Tapestry," largely focused on the development of Sepulveda Blvd. but with plenty of colorful history of the development of our town. See more on DigMB and grab a copy at pages: a bookstore downtown.

And from the current moment, we can all be proud of Manhattan Beach's town-wide effort to aid families in Cleveland, TX, who were impacted by Hurricane Harvey. That's a good sort of tradition to start..

Tree Section

2517 Elm2517 Elm Avenue Manhattan Beach CA (2br/2ba, 1575 sqft.) echoes with classic vibes, with wood-paneled walls, PV stone fireplace and various original features. Sure, the value is primarily in the land, but it's got its charms as it stands today.

1208 Ardmore1208 N Ardmore Avenue Manhattan Beach CA (2br/1ba, 850 sqft.) is touted as Sand Section home but it's technically Tree Section, with a great downtown-adjacent location. Zoning here is "Sand Section-like" in the special south Martyrs hill area, with a 3 story/30' height limit.

The 3200 sqft. lot could be redeveloped with a new home with more than 5000 sqft. Traffic on Ardmore, of course, is substantial. More from the official description:

East MB

1226 10th1226 10th Street Manhattan Beach CA (6br/5ba, 3435 sqft.) is an unusual property at one point in a prior listing showing as almost 3 separate units.

The home's been greatly upgraded and still boasts a bonus space and separate 1br/1ba "in-law unit" in back off the driveway. Per the official description:

300 Kuhn Drive Manhattan Beach CA300 Kuhn (20,870 sqft. lot) is at the top of the hill, east of Sepulveda and in sight of the historic road.

Anyone can ask whatever they like, but in this case, the seemingly rare, very large lot (about a half acre) has a very recent couple of comps in the same neighborhood:

1158 Longfellow (26,650 sqft.) at $4.650M in Aug. 2017, and

1187 Longfellow (22,100 sqft.), priced at $4.500M and immediately snapped up last week.

Both of those are lower down in a very quiet area that many readers perhaps have never visited.

300 Kuhn starts at $8.200M and is open Sat. 1-3pm and Sun. 12-2pm.
