Sunday Opens (9/27/15)

You know Manhattan Beach is a big draw thanks to the schools. 

Well, it's not just academics – or volleyball – that draws families and kids in. It's the whole range of programs.

We saw one great example of the camaraderie and mentoring within the music programs Friday night, as "Green and Gold Day" featured middle school musicians joining the Mira Costa band at the football game.

It was funny to see the 'tweens joining the teens. Sometimes you start to get that feeling about middle schoolers that they're really growing up fast, maybe more adult than kid anymore. Then they look like shrimps next to the high schoolers. Reality check.

3602 Manhattan Avenue Manhattan Beach CA3602 Manhattan Ave. (3br/4ba, 1600 sqft) is a distinctly 80s creation, largely untouched since its crafting in the Miami Vice era.

This front-unit TH (in a 3-unit complex) is smaller than might be expected, with the 3rd bedroom in back very small (though it has its own bath).

The ocean views are also quite a bit less than expected. Listing photos that show a lot of the Pacific seem to be telephoto shots of largely non-protected view angles. Buyers should take a close look before considering the value of the ocean views.

That said, the open floorplan on the top level gives you plenty to work with and some good flow to the balcony for indoor/outdoor living.

Hill Section
