By Dave Fratello | September 29th, 2019

While we have only a few brand-new listings this week, there are 57 active listings in Manhattan Beach hosting open houses.

Knowing that Hometown Fair week next week can be a bit tight for opens, this is a prime weekend to get out and see what you can see.

Our video this week features 2404 Alma, off-market listing 324 21st, 1408 Oak and more:

Sand Section

The 4br are distributed evenly, 2 downstairs, 2 (including master) on the middle level. Then you have kitchen/dining/family room on the 3rd floor.

213 Seaview213 Seaview Street Manhattan Beach CA (4br/4ba, 1750 sqft.) is a 3-story '01-built SFR on an El Porto alley street.

It benefits from a very fortunate neighbor situation: The lot directly to the west was purchased to be a yard by the homeowners one more lot to the west. This opens up a (currently) unblocked view corridor that delivers big views from the top level.

The alley streets in El Porto tend to be tighter and have more wires, and that's something of an issue here now, until Porto rocks the vote and approves undergrounding of utilities, which could come later this year.

213 Seaview Street Manhattan Beach CAMore from the official description:

"This gorgeous sand section Single Family Home was built in 2001 and has recently been remodeled. This home sits next to a neighboring lot that is currently maintained as yard space, allowing for fantastic ocean views and bright, colorful sunsets..."

The balcony off of the living room and kitchen is perfect for enjoying the sunsets and has the perfect ambiance with the cafe lights overhead. The gourmet kitchen maintains an open floor plan, stainless steel appliances, honed Basaltina counters, and gorgeous hand-cut arabesque tile backsplash. Last but not least, wake up and fall asleep to the picture-perfect view of the ocean from the Master bedroom, as well as enjoying the master bathroom that has marble counters, a glass shower, and separate soaking tub for nights of relaxation."

213 Seaview begins at $2.245M and is open Sun. 2-4pm.

Tree Section

1408 Oak1408 Oak Avenue Manhattan Beach CA (5br/3ba, 2905 sqft.) is a 1995 original on the commercial side of Oak with a pleasant backyard/patio area, great room layout and first-floor bedroom.

Bedroom #5 appears to have been converted for now into a den/office upstairs but would be available to go back into service if needed.

There is considerable remodeling in a modern style, though it's uneven. The master bath is largely original. Some flooring downstairs is new, some original, and much the same goes for upstairs.

Recently a larger (4br/3ba, 3480 sqft.) 1980s home directly across the street at 1413 Oak closed for $2.385M. It had mostly surface-level remodeling. Dave's listing on the commercial side (1820 Oak, more original to 1990) drew an offer quickly after coming to market Sept. 5 at $1.999M, and is in escrow now.
