Weekend Opens (9/29-9/30/18)

As is sometimes the case, this week we actually have more to show you in our video than in our regular writeups/reviews.

That's because the video team captured off-market properties and some that recently sold before coming to market, plus a modern Strand house that won't be publicly open.

Sand Section

416 21st Place Manhattan Beach CA416 21st Place (3br/4ba, 1955 sqft.) is Dave's 1-week-old listing. As you know, we don't generally offer "reviews" of our own listings, so we'll just supply the official description below. 

But we do want to remind you of a few potential comps:

320 23rd St. (3br/4ba, 1785 sqft.) is smaller and several years older than 416 21st Place, and didn't have as many updates. Sold for $2.275M in August.

416 21st Place Manhattan Beach CA436 23rd Place (3br/4ba, 1920 sqft.) is smaller and has no views. Sold for $2.099M in June.

409 15th St. (3br/4ba, 1915 sqft.) is also older and largely not updated, fronts a busy street downtown, but sold for $2.040M in January. 

You might even consider 1408 Manhattan Ave. (3br/4ba, 2240 sqft.) at $2.547M, with some adjustments (that location is busy).

THE POINT: You can see that a $1.999M start price for 416 21st Place is intended to be attractive.

3305 Vista Drive Manhattan Beach CA3305 Vista (4br/4ba, 2725 sqft.) is an oversized contemporary townhome that's been mostly remodeled.

This one came to market earlier this year at $3.095M and cut $200K, but re-starts much lower now at $2.599M. More from the official description:

3305 Vista begins at $2.599M and is open Sat. 2-4pm.

East Manhattan Beach

2013 Magnolia2013 Magnolia Avenue Manhattan Beach CA (4br/4ba, 3575 sqft.) is a custom-designed Mediterranean on an almost squarish corner lot. Using the corner to full effect, the home has an entry from a corner and side yards rather than "front" or "back" yards. Different.

The living spaces downstairs flow together nicely, with spare rooms (office/guest room) off in corners. Bedrooms are upstairs.

Tree Section

608 29th608 29th Street Manhattan Beach CA (4br/3ba, 2975 sqft.) is a unique 1990-built Tree Section home with most (3) bedrooms downstairs, including a master suite opening to the yard. Living spaces are upstairs, a "reverse floorplan" that would normally be found in a significant view location, but here it's just a nice spot in the Trees.

There has been a lot of recent remodeling and repainting, although it's not a 100% modernization and you can still feel the original home in places. The property invites comparisons to a very recent nearby sale at 648 26th (5br/3ba, 2770 sqft., $3.015M), where the recent sale had some compromises to the layout (2br down, only 3 baths) but a huge playland of a backyard, while 608 29th has a more modest, typical yard.
