Weekend Opens (9/3-9/4/16)

Here's something remarkable about our short list of new open houses this week: Each was recently bought by someone who'd now like to find a new buyer. Two are traditional flips; one, a steal of sorts via foreclosure.

Unusual patterns emerge in small samples. It's a small sample this week because, mainly, people don't time their listings for Labor Day weekend. They want you to go to the beach one last time and enjoy wearing those white clothes one last time before next Summer.

25 Malaga Place Manhattan Beach CA

25 Malaga Place (3br/3ba, 2050 sqft.) is a fully customized flipper remodel in a very quiet location at the far end of a Manhattan Village cul-de-sac. Though on the map, it's relatively close to Marine Ave., we noted no noise in our visit. High berms, almost like a hillside, mark the western edge along the patio, creating a private and quiet outdoor space.

Inside, the style is all contemporary beach-modern: white, bright and with a little dose of classic styling, with shaker cabinets and a custom T&G ceiling in the kitchen, for instance.

This Plan 8 floorplan features a first-floor master opening to that patio, with 2br sharing a bath upstairs. More from the official description:

25 Malaga Place starts at $1.699M and is open Sat. only from 12-3pm. 

1750 1st Street Manhattan Beach CA

1750 1st (5br/3ba, 3125 sqft.) is a flipper remodel that rates as a surprising choice. Location is close to Aviation and the 1980s house sold for a sizable retail sum, $1.750M this past March, before undergoing renovation.

They're looking for $2.449M now for the redone version (+$700K), two deals you'd make every time as an investor, if that sort of sale price can be achieved. This listing becomes the 11th in East MB priced from $2.0-$3.0M, so there is competition.

Overall, the style of the remodel is fully contemporary – nothing left to chance by deviating too much from the mainstream norm for our times. To protect profit potential, it would appear that they saved some money on materials, notable in choices like the hollow, faux wood-grain doors on closets. More from the official description:

1750 1st starts at $2.449M and is open Sat. and Sun. from 1-4pm.

1520 3rd Street Manhattan Beach CA

1520 3rd (5br/5ba, 4450 sqft.) is another one of the East MB listings priced between $2.0-$3.0M, this one at $2.699M. Location is nice, floorplan is completely as expected, with almost everything a bit oversized. (It is East Manhattan.)

The 2004 build stands up fairly well now, although any home of this vintage could stand a stylistic tweak here and there. We're guessing that the thick pink shag carpets in two bedrooms will be replaced by the next owner.

But, Dave, don't bury the headline! This home was only purchased in mid-July this year out of foreclosure for $2.200M. (There were public listings in 2014 and 2016.) Perhaps it was always intended as a flip of sorts, perhaps the buyers' plans changed. Once a screaming deal, we'll see where it goes this time. More from the official description:
