Weekend Opens (9/30-10/1/17)

We have 41 open houses this week, after a 7-day period that saw 12 new listings but only 3 new escrows. 

Yep, that's what Fall can be like.

Hill Section

513 N Dianthus513 N Dianthus Street Manhattan Beach CA (3br/3ba, 2470 sqft.) is a "tall and skinny" sporting a Hill Section address and quite good, recent remodeling. City views north toward LA and the mountains are among the best you'll find.

Is the home a little quirky? Sure. There are lots of steps here and there. You'll step up into the master bath and down into its shower. Another main-floor bedroom has a door into the bath, but also a couple steps down. The top-floor living spaces are broken into two sections separated by stairways.

You won't be doing laps in the little pool area, but the combination is not merely a "spool" (spa/pool). Waterfall makes for a nice touch. More from the official description:

Sand Section

317 1st Place317 1st Place Manhattan Beach CA (3br/4ba, 2020 sqft.) is a South End TH with a spacious top level, plus 2 decently sized bedrooms and a third small bedroom/office on the lowest level.

The 2002 build has benefited from some remodeling in spots, although it's heavy with maple cabinetry that (unfortunately) has fallen out of style and the kitchen counters' granite feels dated.

We'd say it's hard to find anything like this in the low 2's in the South End of the Sand Section, except in this case, there's a (smaller) neighboring TH for sale, also: 332 1st Place (3br/3ba, 1450 sqft.) $199K lower at $2.000M. More from the official description:

116 24th Place116 24th Place Manhattan Beach CA (3br/4ba, 2000 sqft.) is new construction in a modern style with lots of "wow" details and some views of blue.

While the top floor doesn't feel huge, there is a nifty indoor/outdoor feeling created by the ample balcony's foldaway door setup. Tuck those away and it feels like the whole living room is outdoors.

The views you see today appear to be largely permanent. You definitely get some blue over Strand homes just to the west and a bit more to the north. More from the official description:

116 24th Place begins at $3.899M and is open Sat. & Sun. 2-4pm.

121 36th Place121 36th Place Manhattan Beach CA (4br/4ba, 2100 sqft.) is a custom build with ocean views and a basement. This is its 8th listing since 2012, and a bump up of $50K since the home was last on the market in late August. (You can see 359 Combined Days on Market in the listing, most from the past 4 runs on market.)

With a new agent now, they're hoping for new luck. It's described differently and has some new comps in the general area that might help. More from the official description:

Tree Section

720 31st720 31st Street Manhattan Beach CA (5br/5ba, 3450 sqft.) is a smartly updated 90s Spanish with a slightly different floorplan in a nice spot along 31st, a prime street featuring a lush tree canopy, and a street-to-alley lot with the garage in back.

You enter into a room with 2-story ceilings and formal dining immediately on the left, and a pocket of formal living area – with fireplace – on the right.  This unusual arrangement gives those areas light and breezes from the front, private courtyard areas.

This is more or less the typical great room arrangement people want, just in the middle of the house. There's a guest bedroom downstairs and a 3-car garage in back.

You'll find 4br upstairs, including a master suite with an office in back. Except that today, the owners appear to have no use for working at home, and instead have populated that room with vintage arcade video games, a pinball machine and big TV. Are the kids allowed in here?

Two of the bedrooms upstairs stop short of the front of the house, with glass french doors/windows over the 2-story atrium that is the formal dining/living area at the entry. Different. All baths are nicely remodeled. More from the official description:

East MB

51 Sausalito51 Sausalito Circle Manhattan Beach CA (3br/3ba, 1820 sqft.) is a Plan 6 townhome (master upstairs, spare bedroom downstairs) that's been opened up and sports tasteful remodeling from within the last 10 years or so.

And oh, that location!

There's a water feature/hazard right outside, at the base of a little dip in the course. The TH is along an outer ridge ringing the course. There are trees and green and not much else to distract, save for the Marriott in the distance. Mesmerizing.

1401 11th1401 11th Street Manhattan Beach CA (3br/2ba, 1780 sqft.) is a thorough flipper remodel of a 1-story (split-level) ranch house. All of today's styles are seen throughout the home, and they're calling it a "cool coastal contemporary beach house" after the redo.

It holds together well, though there are compromises like the smallish (1-sink) master bath.

Location on Rowell is one door in off of MB Blvd., and specifically next door to the fire station. Call it a safe location, but there will also be noise from the neighbor. More from the official description:
