Weekend Opens (9/8-9/9/18)

By Dave Fratello | September 8th, 2018

They're ready for you now.

The open houses, that is.

There are 49 listings open this weekend in Manhattan Beach, as we get into swing with the Fall selling season - a nice run of busy-ness before the holidays.

Our video this week not only features several of the newest listings that you can see, but one spectacular one that isn't open (2615 Crest). We also weren't able to get knock-em-dead-gorgeous 772 26th St., a $6.700M custom Tree Section home that's also not publicly open. (But if you'd like to see it, contact Dave. We can't wait to go back!) There is this nifty 3D tour of 772 26th you can try first.

Other listings in the video include 2301 Pine and 3528 Maple:

Listings appearing here come from the whole MB market and may or may not be represented by MB Confidential author Dave Fratello.

Tree Section

3108 Poinsettia3108 N Poinsettia Avenue Manhattan Beach CA (3br/3ba, 2220 sqft.) is a bright, somewhat recently remodeled mid-sized home with a master suite addition upstairs and family room downstairs - the equivalent of 3 floors of living space without a basement.

Among the bedrooms on the middle level, one shows now as an office (no closet) and there are two "legal" bedrooms, both smallish. The master suite is of good size and the bath would appear to date to the 1990s somewhere.

It's somewhat rare to find a house that's on the small side but doesn't force everyone into one common room. There's even a bonus space in back over the garage, which could be simply storage but could be used for more (studio? extra bedroom?). Unexpectedly, the home features A/C.

3108 N Poinsettia Avenue Manhattan Beach CAVery cute overall, practical for a small/young family or even a downsizing one. More from the official description:

"Custom, timeless, elegant architectural details highlight this three Bedroom + Office + Family Room, three full Bath home located in a highly sought after Manhattan Beach Tree section location. Enter through a beveled glass door with vaulted entry ceiling, and enjoy the light, bright, open design Kitchen, Living, Dining areas with crown mouldings, custom quality cabinetry with soft close drawers, pull-out shelves, appliance garage, Granite counters. Access to a party size tiled deck is from the Office and Bedroom. A grand Master Suite is located on the upper level, complete with Fireplace, vaulted ceiling, ceiling fan, Juliet Balcony, large two sink vanity with generous cabinet and closet space, walk-in shower, and large tub. The lower level has a wonderful Family Room, adjacent full Bathroom, large Laundry Room and access to a lovely private patio and grassy back yard. There is also a gated driveway, two car garage with large second story bonus room, currently used for storage, not included in square footage. Check with City of Manhattan Beach for possible uses."

3108 Poinsettia begins at $2.388M and is open Sat. & Sun. 2-4pm.

3528 Maple3528 Maple Avenue Manhattan Beach CA (3br/3ba, 1775 sqft.) is an unusually laid out, recently remodeled home on a downsloping lot that allows for a private master suite in back and downstairs, opening to the yard.

The kitchen and common areas are upstairs right at the entry, basically one open space that surrounds a small side deck/patio. Two more bedrooms are upstairs.

This one competes on price and with a similar location to 3529 Oak (3br/3ba, 2075 sqft.), now at $1.899M. If you're looking at one, be sure to see both.

More from the official description of 3528 Maple:

"Updated in 2014, this move-in ready property is located within a few minutes of the beach and the bustling downtown area, along with award winning Pacific Elementary school. Set back privately from the street, the home welcomes visitors by way of a winding brick pathway & a cheerful dutch door entryway. Upon entry, soaring open wood beam ceilings immediately add so much charm and character to this coastal home. Open spaces from the updated kitchen to the sunlit dining area to the formal living room effortlessly connect to the large sunny deck offering a great layout for year round entertaining. Two remodeled bathrooms are located on the main level along with two bedrooms and great closet spaces. Step down to the private master suite which offers direct access to the landscaped yard beyond. Retreat to a designer master bath that is complete with separate soaking tub and an over-sized walk-in shower. 3528 Maple begins at $1.899M and is open Sat. & Sun. 1-4pm.

2301 Pine2301 Pine Avenue Manhattan Beach CA (5br/5ba, 3200 sqft.) is a 2002 Mediterranean with a typical floorplan opening to a modest yard in back. More from the official description:

Stunning entry plus soaring vaulted ceilings, hardwood floors, formal dining room and gorgeous natural light. The layout flows seamlessly between rooms, creating both intimate and open social spaces. East Manhattan Beach

1618 5th1618 5th Street Manhattan Beach CA (3br/2ba, 1650 sqft.) is a special remodel of an original cottage, with a full-size master suite added on in back and a full 7500 sqft. lot with pool.

There's a lot going on for this enhanced version of one of MB's original postwar cottages.

Taking a little pressure off of the one main living room, the current owners have repurposed the garage in back to serve as a family room as well. The whole side yard is turfed with faux grass, and the pool, while refreshing, isn't so overly large as to dominate the outdoor spaces.

1618 5th Street Manhattan Beach CAThe master suite is really something, with plenty of space and great design. Location on 5th St. is on one of the quieter, nicer streets in the Manhattan Knolls Mira Costa section, near the top of a knoll.

Worth noting: This one had the same floorplan, but different flooring and decor, and an overall very different vibe, when sold in April 2017 for $1.849M. (See last year's sold listing.)

More from the official description:

"CHIC COASTAL COTTAGE Located at the crest of the hill with mountain and city views, this darling 3 bedroom, 2 bathroom Coastal Cottage is the quintessential blend of refined elegance, sophistication and warmth. This home has been beautifully renovated with the design driven by Brooke Lieberman and Taylor Borsani who have been featured in Interiors Magazine. The redesigned Kitchen features new stainless appliances, Carrera [sic] marble countertops and custom shaker cabinets. There is also a cozy breakfast nook with a built-in banquet with seating for 8 people.
