There are 49 listings open this weekend in Manhattan Beach, as we get into swing with the Fall selling season - a nice run of busy-ness before the holidays.

Our video this week not only features several of the newest listings that you can see, but one spectacular one that isn't open (2615 Crest). We also weren't able to get knock-em-dead-gorgeous 772 26th St., a $6.700M custom Tree Section home that's also not publicly open. (But if you'd like to see it, contact Dave. It's somewhat rare to find a house that's on the small side but doesn't force everyone into one common room. There's even a bonus space in back over the garage, which could be simply storage but could be used for more (studio? extra bedroom?). Unexpectedly, the home features A/C.

3528 Maple3528 Maple Avenue Manhattan Beach CA (3br/3ba, 1775 sqft.) is an unusually laid out, recently remodeled home on a downsloping lot that allows for a private master suite in back and downstairs, opening to the yard.

The kitchen and common areas are upstairs right at the entry, basically one open space that surrounds a small side deck/patio. Two more bedrooms are upstairs.

This one competes on price and with a similar location to 3529 Oak (3br/3ba, 2075 sqft.), now at $1.899M. If you're looking at one, be sure to see both.

East Manhattan Beach

1618 5th1618 5th Street Manhattan Beach CA (3br/2ba, 1650 sqft.) is a special remodel of an original cottage, with a full-size master suite added on in back and a full 7500 sqft. lot with pool.

There's a lot going on for this enhanced version of one of MB's original postwar cottages.

Taking a little pressure off of the one main living room, the current owners have repurposed the garage in back to serve as a family room as well. The whole side yard is turfed with faux grass, and the pool, while refreshing, isn't so overly large as to dominate the outdoor spaces.

1618 5th Street Manhattan Beach CAThe master suite is really something, with plenty of space and great design. Location on 5th St. is on one of the quieter, nicer streets in the Manhattan Knolls Mira Costa section, near the top of a knoll.

Worth noting: This one had the same floorplan, but different flooring and decor, and an overall very different vibe, when sold in April 2017 for $1.849M. (See last year's sold listing.)
