In the Hill Section, we've been on a roll recently, compiling $30.3 million in sales in less than a year. (Ten months, to be exact.)
Our Edge team was tops for 2024 in the Hill Section, in both sales totals and dollar volume. Maybe we can aim for the same in 2025.
The latest sale we closed was for seller clients at 812 8th Street (4br/5ba, 3359 sqft.).
The sale came in this week at exactly $6.000M.
The price was $300K above one early online automated valuation, and up to $1.7M above several others.
(The fact that long-running online algorithms can vary from 5%-28% from the actual market value tells you a lot about automated valuations. Discuss.)
The sellers in this case are longtime readers and fans of MB Confidential, and when the time came for them to make a move, they called. (This is a behavior that we encourage, and appreciate each time.)
Last Summer, we made a big splash quite nearby representing buyers at 808 John (5br/6ba, 6604 sqft.).
That is a large house on a double lot, walkable to town.
It had sat on the market a while, after debuting at $19.900M.
While the price sat at $16.900M for 5 months of Spring and Summer, we sensed an opportunity for our buyer clients. (They are longtime readers and fans of MB Confidential, who reached out – oh, we already said that we encourage and appreciate this. We do!)
Someone was going to get 808 John for a great price, so why should it not be our clients? It was.
The purchase closed for $14.100M.
At the end of 2024, we closed our listing at 819 11th (6br/7ba, 4997 sqft., 8700 sqft. lot).
That home, with its oversized, pool-sized yard, and recent remodeling and refreshing, came in at $5.950M.
The clients were both referred by a friend (thanks again!) and followers of our work online.

In between 11th and our latest sale on 8th, we also sold 508 Larsson (5br/6ba, 4680 sqft.), an authentic, custom-built Tuscan with pool.
Now, dear reader, we can be honest here. That is a house that we "sat on" in three separate listings from 2016-19. It's a beautiful house, a work of art, but it was a tough sale back then, primarily due to price, and also because the style isn't for everyone.
We did sell it in 2019, and then this year, the people who had purchased it (with us) back then declared their intent to make a move.
We took the measure of the market this year, priced carefully at $4.249M, and sold the house for full price before we had gone "active" in the MLS.
The listing was still "coming soon" when a more-than-acceptable offer came in. And so, rather than "sit on" the listing at all, we got 'er done fast. (The sold listing officially shows 0 Days Active in MLS.)
