Manhattan Beach Off-Market/Pocket Listings
As a potential home buyer in Manhattan Beach, you will sometimes see homes that you would have liked selling off-market. You only find out about them too late, after they are sold, when a listing agent posts the sold property on the MLS. It can be frustrating.
Pocket listings, or off-market sales, are always a part of the Manhattan Beach real estate market. But how can you find out about "pockets?"
The most reliable way for a buyer to hear about pocket listings, or any upcoming or off-market listings, is to have your own buyer's broker signed up officially and watching out for you. (Dave Fratello would be a great choice, for instance. See "10 Things Good Buyers' Agents Do.")
Loyalty goes both ways: If you are truly engaged with a broker or agent, that person is more likely to seek out pocket listings for you, or to share them with you when the broker or agent hears about a good fit.
If you're mostly just scanning the MLS online and going to open houses, understand that you're going to miss a portion of the available homes for sale in Manhattan Beach. When you try to do it all yourself, you're also limiting the information you will have.
Some pre-market listings are now available online as "coming soon" listings. Our site displays South Bay Coming Soon Listings and has a page specific to Manhattan Beach Coming Soon Listings. "Coming soon" is an official MLS status that allows buyers to preview the homes before they are ready to be shown. (Showings are prohibited; listings can remain "coming soon" for up to 21 days.)
