Manhattan Heights/Liberty Village Neighborhood

The central portion of East Manhattan Beach is known as the Manhattan Heights/Liberty Village area, designated as Area 146 in the MLS.

Manhattan Heights is the western two-thirds of the area, from Sepulveda Blvd. at the west, up to Redondo Avenue at the eastern edge. Polliwog Park is right in the middle of the area.

More About the Manhattan Heights/Liberty Village Neighborhood

Neighborhoods within Manhattan Heights feature sidewalks, low-traffic streets, two schools and the city's largest park, Polliwog Park.

The first distinct area within the Heights portion begins at Sepulveda Blvd. and run east to Meadows Ave. Here, most of the homes feature 5000 square foot lots. Some streets wind or curve, creating an attractive, safe, slow-traffic feel. At the peak of this slightly hilly area, around Chestnut and Meadows, there can be substantial mountain and city views to the north.

West of Meadows Avenue, many homes feature larger lots of 7000-7500 square feet, and often larger homes as a result. While many homes have been redeveloped over the years, one portion retains the stamp of its original developer: The "Roth Built Homes" were all built out by a developer in the mid-1960s using the same single-story floorplan. Many have been preserved and remodeled and retain their distinctive character.

Liberty Village is a tract from Redondo Avenue east to Aviation Blvd., bordered by Marine Ave. and Manhattan Beach Blvd. to the north and south. These postwar cottages were built in 1950 using nearly identical 2- and 3-bedroom floorplans. Many have been preserved and remodeled or expanded rather than being torn down and redeveloped. The Liberty Village grid, built on largely flat streets, is among the most conventional neighborhoods in all of Manhattan Beach, and often among the most affordable also.

Children living in the Manhattan Heights/Liberty Village district will typically attend Meadows Elementary, which is located in the district near the intersection of Meadows Avenue and 12th Street. Almost all homes within this area are also walkable for children attending Manhattan Beach Middle School, which is located along Redondo Avenue in the center of the area.
