$1.95m for Pacific 'Sensation'

Within 36 hours of the first agents and buyers walking in, there were 7 offers on the 5br/4ba, 3675 sq. ft. house.
The winning bidders put in more than asking ($1.899m) and made it their new home at $1.952m.
The buyers also made quick work of the inspections process and had no loan contingency. That meant once the property checked out – just a few days after it was first opened up – it was just a matter of marking time before the title transfer.
We called 800 19th (which fronts Pacific Ave.) one of "the rockets" of Fall 2011. (See "Late-Season Sensation.") It's a $2m+ house without the Pacific factor, but that "location discount," however modest it proved to be, opened the door to a larger number of buyers.
For the 6 stilted would-be buyers, the question remains – where and when will the next good 4/5br home come along under $2m? We've got clients asking that very question.
