30 Monterey Court, Manhattan Beach, One of the "entry-level" condos in Manhattan Village is the 2 bedroom, 3-level court home known as the Plan 1.

What could be more "entry-level" than a "Plan 1?"

The price of entry has been rising, but now the top price paid for a Plan 1 has just been topped by 13%, nearly $200K.

30 Monterey Court, Manhattan Beach, That sale just came at 30 Monterey Court (2br/2ba, 1474 sqft.). It's definitely the most exquisitely redone Plan 1 ever to come to market.

They tried to ask "only" $1.495M, but wound up selling for $150K more at $1.645M.

In the past, for 14 months (Sept. '21-Nov. '22), this flashy remodel had held the record for top sale, but its 2021 price of $1.359M has been bested twice. (The property was in substantially the same remodeled condition in 2021 as it was this year.)

The most recent sale of a Plan 1 came a year ago, and it was the top sale until now.

5 Lafayette Ct. (2br/2ba, 1465 sqft.) at $1.325M (June 2021) - first over $1.3M

30 Monterey Court, Manhattan Beach, Yes, this unit on Monterey is extraordinary, with quality and design certainly surpassing some others which are 80s-with-paint-and-new-counters along with others that feature decent, if not transcendent, remodels.

Not every Plan 1 is going to even aspire to this high bar of $1.645M. But the bar has indeed been raised.
