The Manhattan Beach Hill Section may be the most prestigious area of the city. It is clearly one of the elite coastal communities of Southern California.
The area is named, quite simply, for the large hill that makes up the majority of Hill Section real estate. From some of the peaks of the hill, you can get 180-degree panoramic views from Palos Verdes to the south, with glimpses of Catalina Island, all the way up north to Malibu. On the map, the Hill Section is probably the smallest district of Manhattan Beach. It runs west from Sepulveda just down to the greenbelt at Valley and Ardmore. At its southern border, the Hill Section touches Hermosa Beach, and the district goes north to the middle of town at Manhattan Beach Boulevard.
The most common price range for single-family homes in the Hill Section is between $4 million to $10 million, but prices can really jump if a home is newer, has a large lot and/or ocean views. Recently, elite homes have sold for $15 million and even $20 million. (See recently sold Hill Section homes here.)
Some large Hill Section lots with ocean views have sold for $5 million, $6 million or even more, and that’s before the cost of building a new home.
The Hill Section always has the fewest homes on the market at any given time, and buyers trying to get into the neighborhood learn to be patient to find just the right property. Many sell off-market, so having a good local broker can be vital to helping to find the right home.
For those who are able to live in the Hill Section, it can be the very definition of a luxury lifestyle right in the middle of a laid-back beach town.
The Hill Section is a great family neighborhood, with some of the largest lots in town. It’s not uncommon to find a lot size of 6,000-7,500 sqft., among the largest in Manhattan Beach west of Sepulveda. Some are even larger, over 11,000 sqft.
With larger lots come some of the largest homes in Manhattan Beach as well. An average home might be 4,000 or 5,000 square feet or more, 25% larger than a home you might find in the Tree Section. Very large lots can support a home of 7,000, 8,000 or more square feet of interior space.
Zoning for the Hill section is almost entirely single-family. The exception is just a few townhomes running along Manhattan Beach Boulevard toward downtown.
From some homes in the Hill Section, it can be a close walk to downtown Manhattan Beach and the beach itself. The Hill Section is also close to the greenbelt, a path running through the middle of town enjoyed by neighbors, dog walkers and joggers.
Neighbors know that the Larsson Parkette, near 2nd Street at the top of the hill along Larsson Street, is a nice little spot to let the kids run around outside, or even to host birthday parties.
