Four Major Real Estate Areas
Let's start with the bigger regions. Manhattan Beach is divided into four major real estate areas for purposes of MLS listings of homes for sale: Sand Section, Tree Section, Hill Section and East Manhattan Beach. Sand Section
The Sand Section is the area along the city's 2-mile coastline with the easiest access to the beach, but typically smaller lots and higher home prices. Many homes have ocean views, especially waterfront homes on The Strand. Neighborhoods can be fairly dense, and can vary greatly from north to south. The Sand Section includes both Downtown Manhattan Beach and our "second downtown," the North End's strip of shops and restaurants, plus two elementary schools. Tree Section
The Tree Section is the city's largest suburban area west of Sepulveda Blvd. Its nickname comes from the many streets named for trees (Walnut, Pine, Elm, etc.). Homes in this district often offer four to five bedrooms and 3,000 square feet or more, a good size for growing families. With lot sizes ranging from about 4,400-5,400 square feet, the Tree Section also offers some amount of backyard for most homes. See more info and all active Tree Section home listings.
Hill Section
The Hill Section is the smallest district in the city, but has some of the largest lots and highest prices. Many lucky homeowners have panoramic views of the city, Pacific Ocean and even Catalina Island. With larger lots, homes in the Hill Section can be built larger. East Manhattan Beach
East Manhattan Beach consists of all areas east of Sepulveda Boulevard, the main dividing line through the city of Manhattan Beach. This is a suburban area consisting almost entirely single-family homes. It is convenient for families, with two elementary schools, the middle school and Mira Costa High School, plus the largest park, Polliwog Park. The Strand

Walkstreets
Several parts of the Sand Section feature streets permanently closed to cars, the walkstreets (also "walk streets"). Many walkstreet homes on sloped streets feature ocean views, but one of the most treasured walkstreet neighborhood features mostly "flat" walkstreets that make for a unique family-friendly environment. El Porto
The El Porto district is named for one of the best surf spots in the South Bay, where hundreds of residents can be found in the water each morning for "dawn patrol." Housing in El Porto is largely built on half lots (about 1350 square feet), and there remains a great deal of rental housing in the area. See El Porto homes & more info. Mira Costa Neighborhood
This sizable part of East Manhattan takes its name from the local high school, Mira Costa High School. It is common to find large, 7500 square foot lots and larger homes here. Within the smaller Poets Section district, there's also a more hidden-away area with much larger lots and ultra-private homes, the most expensive homes in East Manhattan Beach. Manhattan Heights/Liberty Village
This suburban district runs east from Sepulveda Blvd. past Polliwog Park and the Middle School to Aviation Blvd. There is a mix of lot sizes, between 5000-7000 square feet. Residents find it an easy walk to Meadows elementary and the middle school. The simply designed tract of Liberty Village has become one of East Manhattan's most distinctive, charming neighborhoods. Manhattan Village
