The word "townhome" is somewhat informally used to differentiate buildings with two to three units from big "condo" buildings with multiple units. Under the California real estate law, townhomes are still condominiums. That is the legal term for this kind of ownership, where homeowners jointly own the land but separately own their residences.
Manhattan Beach townhomes must be built to conform with local zoning rules. In districts like the Tree Section, Hill Section and East Manhattan Beach, buildings are limited to two stories in height, so townhomes are limited in this way also. But in the Sand Section, newer townhomes are allowed to be up to 3 stories and 30 feet in height.
Townhomes are quite common in the Sand Section, and much less common outside that district. In the Tree Section and Hill Section, most townhomes or condos are very near to Manhattan Beach Blvd. In East Manhattan Beach, you will find townhomes along Manhattan Beach Blvd. and just a bit north of that street in the area around Meadows Elementary school.
All townhomes are required to have a Homeowners' Association (HOA) at the time of their building. But nothing really compels owners to operate the HOA, with such steps as regular meetings, maintaining bank accounts, building up reserve funds for repairs, and so on. Frequently when there are only two or three owners, they decide to let the HOA fizzle out and do not operate it.
However, in larger buildings, especially those with three or more owners, it is much more common that at least one owner takes a leadership role and operates the HOA, along with other owners. Townhome buildings in Manhattan Beach do not typically have so many units that owners would choose a management company to operate the HOA, but it can happen.
Eventually, when a building needs exterior or structural repairs, such as paint, roofing or similar issues, the owners need to gather together to agree on which expenses should be taken on and how they are to be shared. Whether through an HOA or through informal negotiations, the work can get done.
Owning a townhome can be very limiting if you want to see changes to the exterior, landscaping or other aspects of the jointly owned common area, because there must be agreement on the projects and expenses. But it is also true that with some of these limitations, prices tend to be lower, meaning townhomes can be among the most affordable properties in Manhattan Beach.
