About Homes For Sale In the Sand Section

The Sand Section offers the quintessential Southern California beach lifestyle. Many residents can walk to school, the beach, volleyball, and downtown restaurants and shopping. One can truly park the car on the weekend and never get back in till Monday.

The priciest luxury real estate in Manhattan Beach is located on The Strand, with prices from $8M to $15M, occasionally much more. Single-family homes tend to sell from $4M to $9M, making townhomes a more affordable alternative at $2.5M-$5M. (See all recent sales of homes in the Sand Section here.)

The typical full lot size in the Sand Section is 2700 square feet, often a 30' wide by 90' deep lot. Some lots have been divided into "half lots" of 1350 square feet up to 1750 square feet. The area is zoned for fairly dense development, and 3-story homes are permitted. Townhome development features two units on one lot, often with a single shared wall. A unique feature of some parts of the Sand Section are Manhattan Beach's famous walkstreets. There are no cars, just safe neighborhoods with inviting front patios and a friendly vibe.

Neighborhoods of the Sand Section

There are several distinct neighborhoods within the Sand Section. Development is dense but desirable near downtown Manhattan Beach, where the lucky few may have views of the ocean and the iconic Manhattan Beach pier.

South of the pier, the distinctive walkstreet neighborhoods draw the greatest interest and some of the highest values. Midtown areas near the ocean-view Bruce's Beach park can be more private, and are generally walkable to award-winning Grand View elementary school.

The North End and El Porto have enjoyed a renaissance in recent years, developing a full-fledged "second downtown" from around 33rd Street northward.

Schools Serving the Sand Section

Children living in the Sand Section go to either Grand View Elementary (north end) or Robinson Elementary (south end, south of Manhattan Beach Blvd.).

For middle school and high school, all Manhattan Beach public school students go to Manhattan Beach Middle School and Mira Costa High School.
