Homes For Sale In East Manhattan Beach

East Manhattan spans the area from Sepulveda east to Aviation Blvd., one of the most sprawling suburban regions of this beach town.

Because the neighborhood is east of the highway, prices of homes for sale in East Manhattan Beach are a bit lower, which is one attraction. But families with kids appreciate having the option to walk to their elementary, middle and high schools. Polliwog Park and other recreational facilities add to the family-friendly nature of East MB.

The most sought-after lot size in East MB is 7500 sq. ft. (50' x 150'), allowing a large home and large yard. The Manhattan Village development is very different, with a mix of single-family and multi-family buildings behind gates.

Neighborhoods of East Manhattan include Manhattan Heights and Liberty Village north of Manhattan Beach Blvd. (MLS area 146), the Mira Costa area south of Manhattan Beach Blvd. (MLS area 147), and gated Manhattan Village (MLS area 145).

Mira Costa Neighborhood

The Mira Costa Section of Manhattan Beach has its own feel. This section is named for Mira Costa High School, which is within the area. This is where most of the lots are 50 feet wide by 150 feet deep. However, there are a few enclaves of exclusive homes on very large lot,s and a few standard lots that have been subdivided. This section is hilly, providing city views for some of the homes. The "Poets Section" is an area between Mira Costa High School and Pacific Coast Highway, given that name because the streets there are named for poets: Keats, Longfellow, Shelley and Tennyson. (Some residents support a recent proposal to rename the area "Manhattan Knolls.")

Manhattan Heights Neighborhood

The Heights area is the westernmost portion of East Manhattan. It is bordered by Sepulveda Boulevard on the west, Marine Avenue on the north, Herrin Avenue on the east and Manhattan Beach Boulevard on the south. This area has gentle hills, providing city views for some homes. There has been slightly more new construction here than in Liberty Village.

Within this area the 1500 blocks of 19th, 21st, and 23rd Streets consist of “Roth Built Homes” originally constructed on 7200 square foot lots in the mid 1960s.

Liberty Village Neighborhood

Liberty Village is bordered by Aviation Boulevard on the east, Manhattan Beach Boulevard on the south, Redondo Avenue on the west and Marine Avenue on the north. The homes in this tract were built in 1950. A second Liberty Village development was built in 1952 just to the west on 18th, 19th, 21st, 22nd and 23rd Streets between Herrin Avenue and Redondo Avenue. Most of the original Liberty Village lots are about 5,400 square feet. Lots in the second phase are a little smaller at about 5,000 square feet. This area is nearly flat. Fewer homes here have been replaced by new construction, but most of the original homes have been remodeled over the years.

Children living in East Manhattan Beach go to either Meadows Elementary or Pennekamp Elementary, depending on where their house is located. For middle school and high school, all Manhattan Beach public school students go to Manhattan Beach Middle School and Mira Costa High School.
