The area of the Manhattan Beach Tree Section that is closest to the beach and Grand View Elementary is a series of blocks north of Valley Drive and west of Pacific Ave.

Homes in this area are in the 500-700 blocks, comprising Marine Ave., 25th St., 26th St., 27th St., 29th St., 30th St., 31st St., 33rd St., 35th St. and 36th St. Many of those streets begin at Laurel Ave. to the east and continue down toward Blanche and down to Bell.

About Homes North of Valley: Suburbs at the Beach

The 500-700 blocks in the 20s and 30s may well provide Manhattan Beach's best beachy suburbs. The development here is unmistakably laid out like the rest of the Tree Section, but with more rolling hills and a true sense of place – the bluffs of the sand dune separating the Tree Section from the Sand Section are in view from many local homes. 

Each block seems to have a personality, some with long-running traditions like Halloween block parties and other social events like progressive dinners. Kids are out on the streets in force all weekend, playing basketball, street hockey, riding skateboards or making their way to the beach.

While the 20s get plenty of attention (26th-29th Streets, in particular), 31st & 33rd St. seem to top many favorite lists. (See more about homes along 31st and 33rd St. here.)

Children living north of Valley in the Tree Section, and west of Pacific Ave., are in the Grand View Elementary public school district. This includes homes on the western edge of Pacific Ave. Meanwhile, homes east of Pacific Ave. are in the Pacific Elementary school district.

All Manhattan Beach public school students go to Manhattan Beach Middle School and Mira Costa High School.
