Within the Tree Section of Manhattan Beach, two of the most treasured blocks are Palm Ave. and John St. just east of Pacific Ave. and south of Valley/Ardmore.
What makes these blocks so special? Both streets have extremely minimal traffic, because the blocks "T-off" at 18th St.. They're also wider than typical Tree Section streets. Some of the standard lot sizes on these blocks are also a bit bigger, at 5000+ sqft., as opposed to the standard 4400-4800 of other Tree Section areas. Finally, like the American Martyrs neighborhood, these blocks are a close walk to schools and downtown.
