Finally, a Little Action

As mentioned in our MB Market Update the other day, we had no sales of SFRs in MB (west of Sepulveda) from about Sept. 14 onward.

The ice is now broken.

In the Hill Section, a home we said "seems, at first, an impossible bargain," is now pending. 1023 10th St. is a small, forlorn house on a 7500 sq. ft. lot, asking $1.239m. Could be a builder, could be someone who just wanted in. Either way, that was quick!

In the Sand Section, two new escrows: A $3m walkstreet home at 220 16th, and one of the least-expensive listings, an El Porto 2-story with a deck at 225 Moonstone ($1.295m).

The Tree Section remains quiet since Peter Brady's old house at 737 36th went into escrow on about Sept. 14th (query: is it off the MLS now despite being pending?).

However, there are two new pending listings posted – 604 15th and 608 15th, both of which pre-sold a while ago for $4.2m but are now in the system as comps, presumably to support the new listing at 613 15th (click for details), which just hit the market at $4.179m.
