High Sales of 2023: Sand Section

It's that time of year, as we'll begin a series recording the notable sales of 2023.

Let's start on a high note, with the highest sales by the beach. We've set up a few "divisions" within the Sand Section so that the Strand doesn't take all the awards.

Strand Division

3100 The Strand, Manhattan Beach,

3100 The Strand (4br/3ba, 2399 sqft.) is the top sale on the MLS.

This home was actually a remodel in progress, but progress had stalled out.

The original was built in 1925, but a visionary redo was going to restore it, while keeping the house a bit "undersized" to permit a patio and pool in front (!). Would a new buyer want to max out, or complete that vision?

Either way, the property sold for $14.500M in August 2023, $700K over asking, because a Strand corner is always going to get you a big number.

3100 The Strand was the highest sale on the MLS, although its price was eclipsed by an off-market sale at 1408 The Strand (4br/5ba, 4517 sqft.), which closed for $16.75M in March.

3000 The Strand, Manhattan Beach,

3000 The Strand (3br/4ba, 3949 sqft.) was not too far away from the top (MLS) sale, in location or price.

The very custom, sizable but just 3br home might merit some refiguring and updates.

Sold for $13.500M in April 2023.

1908 The Strand, Manhattan Beach, CA

1908 The Strand (3br/3ba, 1733 sqft.) is much closer to town than the other two top sales.

The original cottage is thoughtfully upgraded and could make for a prestige address for a little weekend getaway. It seems to have sold pretty near land value, making the cottage a bonus till it's replaced.

Sold for $12.125M in August 2023.

3404 The Strand, Manhattan Beach,

3404 The Strand (8br/8ba, 5568 sqft.) was unique offering, effectively two Strand homes with a courtyard between. The rear house stood higher than would typically be allowed, because an older structure – built under older rules – was simply remodeled after a 2009 acquisition.

The home was listed a few times starting in early 2022 at $14.995M, but sold about $4M lower.

Sold for $11.211M in June 2023.

Walkstreet Division

221 19th Street, Manhattan Beach,

221 19th (6br/7ba, 5650 sqft.) is 2019-built, oversized Strand modern, sold off-market but reported on the MLS.

Sold for $12.800M in August 2023.

133 6th Street, Manhattan Beach,

133 6th Street (6br/7ba, 4596 sqft.) is a nicely redone main home with a little unit in back, all close to town, with a prime front patio that guarantees local-celebrity status.

Sold for $9.450M in August 2023, $1.050M below the start.

337 7th Street, Manhattan Beach,

337 7th Street (4br/5ba, 4500 sqft.) always sets records on the South End walkstreets, and did again.

Sold for $8.050M in May 2023.

Rest of the Sand

2415 Manhattan Avenue, Manhattan Beach,

2415 Manhattan Avenue (3br/5ba, 4275 sqft.) is a 2020 build that had been trying to sell since April 2021, in a few listings.

Sold for $9.375M in June 2023. (The first ask in '21 was $12.000M.)

441 26th Street, Manhattan Beach,

441 26th Street (6br/7ba, 5972 sqft.) is ambitious new construction with big-time views to the south and west over Grand View school. It needed a while (and a couple of listings) to find its level.

Sold for $7.775M in September 2023.

412 Manhattan Ave, Manhattan Beach,

412 Manhattan Avenue (4br/5ba, 2500 sqft.) is new construction, the front-unit townhome out of a new set.

Sold for $5.600M in October 2023.
