So Much Pricey Sand Sec. Inventory - Manhattan Beach Market Update for 4/15/24

The Sand Section of Manhattan Beach is just one of three districts west of Sepulveda.

It doesn't even look that big on the map.

But the Sand Section often plays home to half or more of Manhattan Beach real estate inventory on the market.

At mid-month, the city had 71 listings, and 40 were in the Sand Section (56%).

What's more, most of those Sand Section listings are priced above $3.5M – 31 out of 40, or 78%.

Almost half are priced over $5M.

This means that overall citywide inventory numbers can be a little deceptive. You think "oh look there are all these listings available in Manhattan Beach!" And then it turns out most are elite properties over your budget.

We were curious how this collection of higher-priced properties impacts other market stats.

For instance, naturally, higher-priced properties tend to linger a while longer, and accrue Days on Market.

There's no public tracking of median or average DOM for active listings, but we do have lots of data on typical DOM for listings that sell.

In Manhattan Beach citywide right now, the median DOM for listings that sell is only 18.

But in the Sand Section, it's 50% higher at 27 DOM. (Based on a 3-month rolling average for both. And on the market, you'll see 2 months, 5 months, 8 months, even more in accrued DOM on some listings.

As the Sand Section goes, so goes MB?
