Manhattan Beach New Listings (12/2-12/3/23)

Sure, the pace of new listings is winding down, but for those of you shopping locally, there are 28 homes open this weekend, including a sleeper/charmer in the Trees at 721 31st Street (open both days; see listing down below).

Did we mention shopping locally? It's "Local Love" weekend, and residents are encouraged to visit local shops and buy local. There are steel drummers downtown on Saturday at noon, strolling carolers Sunday 12-2 and a golf cart parade Sunday at 4pm. (See the MB News calendar for more.) While you're out and about, check out the winners of the Holiday Window decoration competition (or see them online now at MB News).

But wait, there's more. The 31st annual Holiday Homes Tour (sponsored by Sandpipers) is this weekend as well. You can tour glamorous, specially decorated homes, or just visit the Holiday Market at the Neptunian Woman's Club at 920 Highland.

As to local real estate, open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

Sand Section

400 5th Street, Manhattan Beach, CA

400 5th Street, Manhattan Beach, CA 400 5th Street (4br/2ba, 2087 sqft.) is a full double lot on a South End walkstreet.

The significance of that double lot for the potential buyer looking to build new is that only one structure needs to be built to replace one structure. (Buyer to verify!)

400 5th Street, Manhattan Beach, CAState law (SB 330) now requires replacement of units equal to (or greater than) the number demolished on a lot, so a lot merger, or a new build on the site of a duplex, requires the creation of at least a "technical" second unit – often a nested "Junior ADU."

(That triple-lot house on The Strand led to the demolition of so many units, they'd have had to build a hotel to replace them all under today's rules.)

400 5th Street, Manhattan Beach, CASo if someone wished to build a double-lot compound-sized home on this formerly sleepy, up-and-coming walkstreet, here's a unique opportunity. (And a price with a premium for the uniqueness.)

Oh, one could also presumably split the lot and get 2 homes out of the deal. Those who like density would appreciate that outcome.

From the official description:

1000 The Strand, Manhattan Beach, CA

1000 The Strand, Manhattan Beach, CA 1000 The Strand (10br/9ba, 5967 sqft.) is currently the priciest listing in Manhattan Beach, despite one property owner talking to the newspaper about a $150M listing coming up on his property.

There are 10 bedrooms because there are 4 units on this nearly 6000 sqft. corner lot in view of the pier.

1000 The Strand, Manhattan Beach, CAThe "main house" dates back 100+ years, while three additional units were added, and much of the building now sports contemporary cosmetic upgrades.

Worth noting: The owners acquired this property for $21.000M in June 2017, and listed it for sale in Feb. 2019 for $25.900M, a listing that ran 400 DOM without selling.

This exquisite property has four units and a total of 5,967sq ft of living space. It lives like a 3559sq ft 5 bedroom/ 4.5 bath Ocean Front "Main House" (included in this sq ft and bd/bth count is an attached 1024sq ft one bedroom in-law suite with full kitchen and separate entrance) and two 1204 sq ft two bedroom rear "townhouse style" guest homes. Because this home is elevated, it is very private and boasts some of the best ocean views in the Southbay.
