Manhattan Beach New Listings (2/24-2/25/24)

If you're looking in East Manhattan, this has been a promising early Spring season so far.

This week there are 4 debuts of 3-4 bedroom homes, most being largely original but with potential.

But the Sand Section grabs top billing this week, both due to a new construction home and an over-the-top offering of what works out to about 3 1/2 lots just across from Bruce's Beach Park. What a unique opportunity.

Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

2700 Highland Avenue, Manhattan Beach,

2700 Highland Avenue, Manhattan Beach,  2700 Highland Avenue (7 units totaling 5651 sqft., 2 lots totaling 11,398 sqft.) is an unprecedented type of offering, effectively 3 1/2 lots in midtown with unblockable views over Bruce's Beach Park (and Highland Ave.).

2700 Highland Avenue, Manhattan Beach, Technically, what's for sale is 2 lots, which they are trying to sell together, but the listing crew has helpfully mapped out how the property could potentially be divided up to allow the building of 2 sets of townhomes on lots parallel to 27th St. and fronting Highland, a large SFR up along Crest, and one more half-lot SFR fronting Highland. (No one is going to guarantee how the city – or state law – will look at proposals to subdivide and redevelop the land, but these are pretty solid potential plans to get one thinking. Current state law does appear to preclude reducing the number of units on the site from the current 7.)

The structures on site now are the family legacy of the Beverly family. Robert "Bob" Beverly was a former Manhattan Beach mayor, state assembly member and state senator, while his wife, Elizabeth Louise "Bettelu" Beverly has been called the "martriarch" of Manhattan Beach. When Bettelu passed early last year, just shy of her 98th birthday, it set a process in motion that would lead to this family compound coming to market. (See MB News' story on Bettelu and the family.)

2700 Highland Avenue, Manhattan Beach, From the official description:

"This property presents an exceptional development or redevelopment opportunity for investors or owner user buyers. With unparalleled scale and scope, this rare chance allows for the creation of a landmark project in one of the most prestigious beachfront communities in the United States... County records show this is one of the largest remaining Sand Section sites for development or renovation. Situated diagonally across from the park with spectacular views of The Strand, sand, surf and Pacific Ocean. 2700 Highland is a large 9,824 sq ft parcel with 5,027 sq ft of living space. This parcel offers a spacious apartment compound with a 5-bedroom owner’s unit and four separate apartments. A fifth apartment was incorporated into the owner’s unit to provide the 5th bedroom. 2712 Highland is a 1,574 sq ft parcel with 624 sq ft of living space. These 2 parcels boast a total living area of 5,651 sq ft and a combined lot square footage of 11,398 sq ft. 2700 and 2712 are being co-marketed. 2700: APN #4176-020-12 is listed as MLS SB24024396. 2712: APN #4176-020-013 is listed as MLS SB24024430. The units themselves require TLC but the renovation or development potential is unmatched in the Sand Section.... Properties are offered together... Building images are conceptual only."

2700 Highland Avenue begins at $16.950M and is open Sat. & Sun. 2-4pm.

2700 Highland Avenue is listed by David Salzman, Engel & Volkers LA South Bay.
