Tree Section
2509 N Poinsettia (5br/4ba, 3294 sqft.) is a late 90s Mediterranean that's gotten a succession of stylistic remodels. This version is the best we've seen it.
As the home is built into an upsloping hillside, it's a bit vertical to get inside, but then the floorplan is fairly conventional. There a bright living room with high ceilings at the front, a flexible bedroom/office and dining room on the way back, and a large family room, kitchen with island and a newly built-in banquette.
The backyard is typical for the Trees, in this case with a goodly amount of stone-paved outdoor living space and faux turf.
You know how they made homes in the 90s – the primary suite is quite sizable and the bath nicely upgraded.

While the original appears to have been well crafted, this home enjoys several important stylistic updates that make it easy on the eyes today.

The listing description begins by saying "Off Marine Avenue," but another way of saying that might be "On Marine Avenue."
Maybe compromise with "along?"

East Manhattan Beach
5 Cambridge (4br/3ba, 3118 sqft.) is an upgraded Village SFR with two pleasant surprises: A pretty substantial (and nicely curated) backyard, and an elevator.
With all 4 bedrooms upstairs, the addition of the elevator's a clear plus. (It lands upstairs inside a bedroom.)
The kitchen and baths have been remodeled, perhaps in the early 2000s, and hold up nicely.
Cambridge is a short cul-de-sac street with just 10 homes. In the past couple of years, Dave has represented buyers for 2 out of 2 homes on the block that traded (including 10 Cambridge at $3.010M in November last year). Pressure's on to keep that streak going!

1311 8th Street (3br/2ba, 1817 sqft.) is a vision made real in a way that you don't often see.
When last we saw this home in 2019 (when these owners got it), it was a typical 50s bungalow with overly ornate furnishings, a dated, galley kitchen and lovely, tiered backyard.
It's now been redone in a bold "island" style, with rough wood planks for flooring, with gaps like you might find at a slightly ramshackle beach house. Imperfections here and there seem to be by design.
The colors are bold: white and aqua blue dominate the first impressions.
All the bedrooms and living spaces run with the theme.
You might feel like an 8-year-old gone to visit gramma at her shore house. Your feet demand to be bare. You know that if you somehow tracked sand into the house (in East Manhattan?), there would be no reprimand.
To sum it up: They did commit to the bit.
It's not what everyone is looking for, and it's what no one expects to see. But just try not to smile.
Oh, and the gorgeous, huge, tiered backyard, with mature trees, is still as it was, a nice asset.
