1240 5th Street, Manhattan Beach, Location is on a private stretch of 5th Street informally known as The Forest, which features oversized lots, clumps of tall trees and both privacy and an air of exclusivity.

This '03 build has been adroitly modernized with outstanding decorator flavor throughout.

1240 5th Street, Manhattan Beach, Hey, did you notice it's 10K sqft? That's a LOT of house, including a ton of common space opening to the perfectly crisp backyard space with pool and both covered and uncovered outdoor living areas.

The house is big, the grounds are big, all the rooms are big, and yet they even dug down and created a basement, which features a dedicated wine room, a craft/wrapping room and (of course) a tiered home theater. Yeah!

Heck, the primary suite is the size of a small house – the enormous 2-section closet with island being bigger than some pricey NYC apartments.

2104 Lynngrove Drive, Manhattan Beach, 2104 Lynngrove Drive (5br/6ba, 3,596 sqft.) is new construction in Liberty Village that's very nicely done. It features a great room in back that fully utilizes the full width of the lot, opening nicely to the sizable backyard.

2104 Lynngrove Drive, Manhattan Beach, While Liberty Village was born as a collection of little postwar cottages with (mostly) side driveways to garages tucked in back, this sort of use of the lot is a big improvement.

2104 Lynngrove Drive, Manhattan Beach, Worth noting: No Liberty Village home has ever listed or sold above $4.0M. The record price (for areas east of Redondo Ave.) is now $3.801M for new construction at 1204 Faymont (late last year). We definitely prefer this build and location to that Faymont property, so we'll see what they can pull off.

1202 Tennyson Street 8, Manhattan Beach, 1202 Tennyson Street #8 (3br/3ba, 1750 sqft.) is part of a set of 2005-built condos around the perimeter of East MB, backing up to commercial.

The same unit was offered for a couple of months earlier this year by a different agent, at prices from $1.699M down to $1.629M. It's now substantially corrected down from those heights.

95 Highland Avenue, Manhattan Beach, Crisp, fully renewed and efficient, this is a cutie. Sound from Highland did not appear to be much of a factor during our visit.

The neighboring unit (97 Highland) is the one that gets access to a little ocean-view patio, not 95. (This one does have a small balcony off the primary bedroom.)

95 Highland Avenue, Manhattan Beach, This property was on the market around this time last year, asking $2.500M, but canceled. It was briefly in escrow right after coming on market this year, but that didn't seem to work and it's active again.
