Manhattan Beach New Listings (4/13-4/14/24)

This week we're heavy on new listings in East Manhattan, including a mega house in The Forest and new construction in Liberty Village. There's also a little something in the Sand and what looks like a land-value proposition in the Trees.

The forest, the village, the trees... what a charming little community we have.

Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

East Manhattan Beach

1240 5th Street, Manhattan Beach,

1240 5th Street, Manhattan Beach, 1240 5th Street (7br/8ba, 10,009 sqft.) joins the ranks of supersized local homes in the $10M+ price range. By luck, it's publicly open both days, so plan to check it out.

1240 5th Street, Manhattan Beach, Location is on a private stretch of 5th Street informally known as The Forest, which features oversized lots, clumps of tall trees and both privacy and an air of exclusivity.

This '03 build has been adroitly modernized with outstanding decorator flavor throughout.

1240 5th Street, Manhattan Beach, Hey, did you notice it's 10K sqft? That's a LOT of house, including a ton of common space opening to the perfectly crisp backyard space with pool and both covered and uncovered outdoor living areas.

The house is big, the grounds are big, all the rooms are big, and yet they even dug down and created a basement, which features a dedicated wine room, a craft/wrapping room and (of course) a tiered home theater. Yeah!

Heck, the primary suite is the size of a small house – the enormous 2-section closet with island being bigger than some pricey NYC apartments.

1240 5th Street, Manhattan Beach, From the official description:

"Step into grandeur through the majestic foyer, featuring an imperial staircase that sets the tone for comfortable elegance. The home is exquisitely designed with a careful balance of form and function that make this oasis RARE."

1240 5th Street, Manhattan Beach, "Step outside and be greeted by the equally impressive exterior of the property, boasting lush landscaping and mature trees that offer both privacy and seclusion.. The primary retreat is incredibly spacious with lavish amenities including a spa-like bath, walk-in closet with separate walk-in shoe closet and dressing room.Other notable highlights include an executive home office, sports bar with entertaining room, in-home theater, fitness studio, wine cellar speakeasy, convenient gift wrapping/storage room, dual-sided garages, sparkling pool and spa, outdoor shower, outdoor firepit & BBQ area."

 2104 Lynngrove Drive, Manhattan Beach,

2104 Lynngrove Drive, Manhattan Beach, 2104 Lynngrove Drive (5br/6ba, 3,596 sqft.) is new construction in Liberty Village that's very nicely done. It features a great room in back that fully utilizes the full width of the lot, opening nicely to the sizable backyard.

2104 Lynngrove Drive, Manhattan Beach, While Liberty Village was born as a collection of little postwar cottages with (mostly) side driveways to garages tucked in back, this sort of use of the lot is a big improvement.

2104 Lynngrove Drive, Manhattan Beach, Worth noting: No Liberty Village home has ever listed or sold above $4.0M. The record price (for areas east of Redondo Ave.) is now $3.801M for new construction at 1204 Faymont (late last year). We definitely prefer this build and location to that Faymont property, so we'll see what they can pull off.

From the official description:

"This is the one you've been waiting for! Quality new construction on a lovely tree-lined street. This 5 bedroom, 5 1/2 bath home is not a cookie-cutter house. With a a HUGE Great Room that opens to a wonderful backyard, this home is great for entertaining or family living."

2104 Lynngrove Drive, Manhattan Beach, "From gorgeous hardwood floors to 10' ceilings and 19' wide La Cantina doors that open to the backyard, this home feels incredibly bright and spacious. The kitchen is a Chef's Dream! Seating for four or more at the oversized center island... All bedrooms are en-suite (4 upstairs and 1 downstairs). There's also a loft/study area for homework or use as a home office. Energy efficient lighting, appliances, and a 5K photovoltaic system (owned solar panels) help reduce your carbon footprint and energy bills. The garage is also wired for a battery back up power wall for extra energy efficiency!"

1747 Gates Avenue, Manhattan Beach, They've added smart home features powered by a voice-operated system, which the listing refers to as an "A.I. Butler." We like smart homes, but not sure we're ready for them to learn on their own. Discuss.

95 Highland Avenue, Manhattan Beach,

95 Highland Avenue, Manhattan Beach, 95 Highland Avenue (2br/2ba, 1289 sqft.) is a super stylish, compact 2br in a 2-unit modern Spanish style building that feels kind of iconic, right at the border with Hermosa.

95 Highland Avenue, Manhattan Beach, Crisp, fully renewed and efficient, this is a cutie. Sound from Highland did not appear to be much of a factor during our visit.

The neighboring unit (97 Highland) is the one that gets access to a little ocean-view patio, not 95. (This one does have a small balcony off the primary bedroom.)

95 Highland Avenue, Manhattan Beach, This property was on the market around this time last year, asking $2.500M, but canceled. It was briefly in escrow right after coming on market this year, but that didn't seem to work and it's active again.

716 33rd Street, Manhattan Beach, 716 33rd Street (4br/2ba, 1561 sqft.) is a mostly original home on a street-to-alley lot in a good location.

716 33rd Street, Manhattan Beach, There are a lot of words in the description, and maybe a bit extra in the asking price, to suggest they think there's a lot of value in the house.
