Hill Section

1012 Pacific Avenue, Manhattan Beach,

1012 Pacific Avenue, Manhattan Beach,  1012 Pacific Avenue (6br/8ba, 9278 sqft.) is an extra-special, highly inspired, spare-no-expense home on a nearly 12,000 sqft. lot.

It's 15 years old and close to downtown Manhattan Beach, but it could be 100 years old and sitting in the Hamptons or Nantucket, just upgraded to magazine-quality modern perfection.

The number of living spaces and the volume of those spaces is really extra extra, with both a huge formal living room and giant family/great room on the main level, and then a tiered home theater downstairs (not pictured in the listing) plus a mega rec room, shown with a pool table and gigantic sofa that are all swallowed up in the enormous space.

1012 Pacific Avenue, Manhattan Beach, There's outdoor living as well, with a custom pool and guest house.

Of course the primary suite is expansive, with an elegant bath the size of a New York City apartment.

The home benefits from a wide frontage on Pacific that's all house – the garage is tucked in back, discreetly, off of an alley known as Pacific Place.

This one adds to the swelling inventory of top-tier, large homes in the market today, making it just one of 4 in the Hill Section priced at or over $16.000M. The elite buyers shopping in this tier truly have compelling options.

927 9th Street, Manhattan Beach,

927 9th Street, Manhattan Beach,  927 9th Street (4br/3ba, 3011 sqft.) was remodeled in the 1980s to feature high ceilings and tons of skylights – it's nearly a glass roof down the middle of the home.

The front portion features most of the common spaces on one level, including a kitchen in a galley off the living areas. Bedrooms are split up/down on two levels in the rear of the home, a clever way to take advantage of the lot's natural downslope without having the floorplan itself step down gradually to follow the land.

927 9th Street, Manhattan Beach, The spaces are comfy and clean, with fresh paint and staging making for a nice presentation. Most buyers will plan to budget for upgrades to kitchen and baths, at least.

A huge garage in back has its purpose – evidently a workshop, at least in part, back in the day. Unfortunately that structure eats into the 7500 sqft. lot's potential outdoor space.

From the official description:

927 9th Street, Manhattan Beach, "This front yard is designed to be a beautiful, inviting oasis that beckons visitors to linger and enjoy its peaceful ambiance. This stunning residence is bathed in natural light throughout the day, thanks to its strategically designed skylights, cathedral ceilings, and south-facing entrance. Upon entering, the main living area boasts a spacious great room and a dining area overlooking the delightful front patio and garden. The kitchen is equipped with updated countertops and backsplash, double ovens, a built-in refrigerator, and an additional dining space. The Kitchen could also easily be opened up to enjoy a bountiful open concept. The generously sized primary bedroom features a cozy fireplace, a walk-in closet, and an ensuite bath with a separate tub and shower. Three additional bedrooms and two bathrooms offer versatility for accommodating multigenerational family members or guests, ensuring ample space and privacy. Entertainment is effortless in the expansive family room, complete with its own fireplace and seamless access to the backyard, ideal for hosting gatherings or enjoying leisurely evenings. The oversized three-car garage presents endless possibilities, whether for creating an accessory dwelling unit, a personalized retreat, or simply housing your vehicles."

303 7th Street A, Manhattan Beach,  303 7th Street A (3br/4ba, 2408 sqft.) is a mid-90s TH on Highland that benefits from truly artful, unique upgrades that give the home a lot of individual character. It's not at all a book to be judged by its cover.

A mosaic-like pattern on tiles at the entry kicks things off with a bang. You know someone here has a sense of style. The hickory wood flooring throughout the house reflects the warm tone seen elsewhere, while in other places, playful tiles create smiles. All of the choices for tiles, stone, surfaces and woods for cabinetry are inspired, just a bit different, and reflect a certain confidence behind the redesign.

The listing refers to "stunning white water views," which probably refers to the significant southern views from the living room toward Palos Verdes, capturing a nice bit of the bay as well.
