Manhattan Beach New Listings (7/1- 7/2/23)

What does it say when we see 5 new listings in a week, and only one is remodeled?

Two others are super dated, one has been ripped open for a remodel that the seller didn't finish, and the last home is so degraded that the listing suggests that traditional financing wouldn't be possible – call it a land sale.

If you're a buyer in this market, it's reasonable to say that Manhattan Beach feels like a desert. Inventory locally is still hovering in the mid-50s, and recent additions have tended to be older, smaller homes begging for a remodel or rebuild. Let's get past the July 4 holiday and see if next week brings some fireworks for buyers.

Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

Hill Section

865 10th Street, Manhattan Beach, CA

865 10th Street, Manhattan Beach, CA865 10th (5br/3ba, 3080 sqft.) is a pretty original 1960s house in the Hill Section. To prep for market, they've done an admirable job of cleaning, painting, and substituting new (if inexpensive) flooring to help the home give a more neutral first impression.

Two quick surprises: (1) The very high ceilings in the main living room at the entry, and (2) the fact that the home is actually a 2-story. The lot slopes down, so the second floor is actually below.

865 10th Street, Manhattan Beach, CAThe kitchen is probably the most updated part of the house, bearing a remodel that may date to the 90s, based on first impressions.

The balance of the top floor features 4 main bedrooms, three midsized rooms sharing a hallway bath, and one that's got a bath ensuite. (Among the bedrooms, this one would rate as the primary, although it's modest.)

865 10th Street, Manhattan Beach, CADown the stairs, you'll find a large family room with fresh carpet, fireplace, wet bar, and an area dedicated to a pool table (still at the house). There are french doors out to the (flat) backyard.

There's also a small bedroom downstairs with its own 3/4 bath.

From the official description:

"Introducing an exciting opportunity in the highly desirable Hill Section of Manhattan Beach. A home with 5 bedrooms, 3 bathrooms and 2 large fireplaces across 3,080 sq ft of living space sitting on a spacious 6,000 square foot lot is a rare find. Much of this home is in its original condition and can be updated with your own canvas should you choose and on your own timeline. A gated pathway to a side front door offers safety and security to enter into the main living area of the home. The main floor features 4 bedrooms all nestled together and 2 of the bathrooms. The living and dining areas boast vaulted ceilings finished with wood and beams, big windows and a large deck overlooking the backyard. The lower level offers two more living areas, a pool table room (pool table included), a built-in wet bar with mini fridge, the 5th bedroom, 3rd bathroom and a large utility room that could be office space, a wrapping room or workshop. Stepping outside, you'll find a conveniently flat backyard that offers endless potential for outdoor play and enjoyment."

865 10th begins at $3.195M and is open Sat. & Sun. 1-4pm.

865 10th is listed by Patti Howell, Bayside.

22 Santa Cruz Court, Manhattan Beach, CA

22 Santa Cruz Court, Manhattan Beach, CA22 Santa Cruz Ct. (3br/3ba, 1916 sqft.) is a Village Plan 3, with dual primary suites, one on the first floor, and one upstairs.

Kitchen and baths are nicely upgraded and "middle of the road" in style – which we mention because sometimes Village remodels trend toward the wacky, where the next owner may need to redo things again.

1504 Mathews Avenue, Manhattan Beach, CA

1504 Mathews Avenue, Manhattan Beach, CA1504 Mathews (4br/3ba, 2024 sqft.) is a 1950s original with some upgrades to the kitchen, and a bonus room added in back off of the garage.

1504 Mathews Avenue, Manhattan Beach, CAWhile the home is officially described as a being located just a "stone's throw" from the high school, arguably it's closer than that, just one door in off of Peck and with the newer science building dominant in view at the end of Mathews. If your kids are ever late for school coming from this place, it ain't because of traffic.

The home is presented cleanly, but a little bit as a time capsule, with much of the sellers' original furniture in each room.

That becomes a bit fun when you get to that bonus room, or "club room," as it is labeled in the listing. It's tempting to call the space a "pub room" with its throwback look and feel, replete with colored holiday lights and durable leather chairs surrounding bar tables.

Tree Section

3108 Elm Avenue, Manhattan Beach, CA

3108 Elm Avenue, Manhattan Beach, CA3108 Elm (2br/1ba, 823 sqft.) is not just original, it's in rough shape, enough that the listing declared that a buyer "may not be able to get traditional financing."

Asking price is considerably below $2M for a lot on a fairly quiet and charming block of the Trees.

From the official description:
