Phew! After however-many-weeks-that-was of limited new inventory, this time we have 10 new listings to share.

Oh, inventory is still under 60 (at 57 on Saturday morning), but you have to credit the sellers who are trying to give buyers options.

It's highly unusual in design and feel for a beach house, although it might feel at home in urban Stockholm or New York City.

It is so bold as to make a statement, not only about how a house should look, but about how a person ought to live. The theme and ambition of the home seems to be: control.

While officially listed as a 2br, the home shows with one of those bedrooms opened to living spaces and functioning as an office.

(The lack of a large fridge space echoes more of a European preference for limited cold storage, in favor of daily shopping for fresh foods.) There are drawers and drawers and cabinets to keep everything tucked away. It almost feels like keeping anything out on a countertop would be an offense.

We've seen "very particular" houses before, wondering how and where they will find their one, very specific, buyer, and this is definitely one that prompted such questions. 21st Place is a reasonably wide and well-kept alley street, and this location is at the peak of the hill where it flattens out notably.

If you've been looking for Sand Section townhomes this year, you've only seen 2 come out and sell priced under $3M – 225 Rosecrans Place ($2.850M) and 412 15th Place ($2.425M). If this one sells at the asking price, it will be the high sale for the year.
