Manhattan Beach New Listings (7/22-7/23/23)

We're still a little under 60 active listings, with 7 new joining the list this week. (One is a new construction project still under way.)

We begin our reviews with two South End walkstreet homes, one a custom 90s house and one brand new.

Sand Section

The 9th St. walkstreet is always in the conversation for the "best" walkstreet. (Residents call themselves a "crew" and have merch, as seen in this MB News story.)

And you have to love the tall, paneled sliders that open up to the concrete front patio with built-in seating and firepit. A private side courtyard/dining area has a set of disappearing sliders, making for a nice indoor/outdoor space. 

There was some vision to the original design, and it's been kept sharp. It would appear that the downstairs has some modernizations, while the upstairs areas feel more original.

The first floor features hardwood, while the stairs and bedrooms mostly feature new carpet.

341 6th Street, Manhattan Beach, CA341 6th Street (5br/7ba, 4282 sqft.) is new construction aiming for the highest heights among walkstreet prices.

The record was recently set by 337 7th (4br/5ba, 4500 sqft.), a 2013 build that always sets records when it sells. In May this year, it fetched $8.050M.

The floorplan is quite straightforward and, in fact, quite familiar, as it has been perfected and then used a few/several times by the same builder all over the Sand Section. There's a spacious den by the sliders to the front patio, with one guest room/office downstairs and a thoughtful "mud room" type area in back. 

Principal living spaces are all on the top floor, and, once again, with a premium on openness and natural light.

341 6th Street, Manhattan Beach, CAThe striking difference in this home from many recent builds, including those by the same builder, is in the choice of materials in the overall design. In a world that's been dominated by white white white and maybe the occasional blue or grey, this home's color palette for cabinets, counter tops and tiles is notably more earthy, and unexpected. 

It's almost risky to be introducing tans, taupes and greens back into home design, but this vibe is muted and attractive, a welcome change, not someone's overnight whim. This could be a useful map for a way out of the somewhat stalled-out design trends of the last several years, without bouncing all the way back to beiges.

Hill Section

If you're accustomed to some of the "smaller" homes on smaller lots in the Hill Section, one of the surprises here is that the lot is wider than the "tall and skinny" homes nearby and along Anderson and Larsson.

222 N Dianthus Street, Manhattan Beach, CAIt's 40' wide, whereas most of those others are around 25' wide. You feel the difference right away in the main living room in front.

There are 3 bedrooms on the entry level, one that's pretty sizable and has a fireplace and opens to the backyard, making it feel like a second living room. 

222 N Dianthus Street, Manhattan Beach, CAUpstairs, the living room features cathedral ceilings and some ocean peeks (over rooftops), plus access to a front balcony. There's a little step up to the dining room, which gets some peeks as well.

As it stands, the kitchen is of moderate size and mostly walled off from the living spaces. Opening that up to the front living room would be a nice bonus, but there'd be some work to account for the storage on that western wall.

The primary bedroom is in back, with a large but somewhat dated bath down the hallway. That bath has a back door to a stairway to the backyard and hot tub (yay!). It seems to be the only bath upstairs, putting it into service for guests when entertaining.
