Manhattan Beach New Listings (7/8-7/9/23)

Whatever our concerns and complaints over these last few weeks, we can at least happily report that there are a few new listings that you can visit this week and actually plan to move into without major changes. Will wonders never cease!

Our focus below is, as always, Manhattan Beach, but we wanted to let you know that Dave will be running an open house on Edge's new listing this weekend in Malaga Cove, Palos Verdes Estates. It's at 340 Via Almar (priced at $2.899M), an ocean-view mid-century modern remodel with ocean views. We've added some basics about the house to the end of our roundup of Manhattan Beach listings down below. Come on by and say hi!

Living spaces are all upstairs, with high ceilings and lots of light, while the bedrooms are on the lowest level. The primary bedroom opens out to the brick front patio. Its attached bath is notably 1980s in style.

The house does have something you simply cannot get anymore: A legal roof deck. MB doesn't allow those on new builds anymore, but that feature could serve as a good part of the motivation for a buyer for this property to grab it and remodel the home as it stands.

There's a fairly grand and bright main living room with high ceilings. The kitchen and baths are upgraded from original condition, but most buyers will take another swipe at those areas in a full modernization.

They're selling the lot and plans. Both plans and permits have been approved, and the project is said to be ready to start.

The seller paid $2.300M for the land two years ago.

Well, the list price is well under 3, so, maybe?
