Manhattan Beach New Listings (9/2-9/3/23)

We often look forward to Labor Day's end-of-Summer blowout celebrations. One last big barbecue. A group day at the beach as the water is warming.

This weekend at least started off more like Summer in San Francisco, cool and misty, before turning a bit tropical. Gotta say, 2023, you have a way of making things weird!

The real estate market should pick up for the next couple of months after this long weekend. September/October are typically part of the second-busiest season of the year. (Again, 2023, you have really made things weird.)

This week, there are two new-construction listings in the Tree Section on debut, plus a 1950s cottage in East Manhattan. See the full set of new listings below.

Tree Section

 3608 Laurel Avenue (5br/6ba, 3300 sqft.) is new construction that promises a luxurious vibe, and actually delivers.

So much new construction has a "been there, done that" kind of feel, as builders aim for the middle and wind up producing remarkably similar product. If it's what sold before, it will sell again, so the builders limit their creativity.

Without pushing boundaries too far, 3608 Laurel simply delivers something a bit different, nicer, warmer – and more confident – than your typical spec build.

A lot of that comes from the custom woodwork throughout the main living spaces. The dining room sports a handsome wall unit, the kitchen cabinetry, refrigerator door and island all feature the same warm wood, and so does a custom seat and storage unit serving the well-placed, spacious mudroom (between a side door and the entry off the garage). The look is a bit rustic and a bit modern, not too farmy.

The downstairs features a great room opening to a covered outdoor room, in a backyard that is really about extending the living spaces more so than having a spot to throw a ball. There's also a spare bedroom with sliding barn door that is most likely to serve as an office or playroom.

Upstairs, of course all 4 bedrooms have their own baths, and there's an attractive open landing area with built-in desks. The primary suite also has an unusually large balcony – the size of a full room, because it's on top of the outdoor room that projects off the living room downstairs.

Sometimes in the past, we've seen builders give short shrift to projects in so-so locations because they're afraid nothing they do will get them a higher price. Here the builder appears not to have held back at all.

 1813 Walnut Avenue (5br/6ba, 3150 sqft.) announces its bold, modern design with a vast front wall wrapped in black stone tiles. Step inside, and black becomes more of an accent within a uniquely open, bright space that is a novel take on the typical Tree Section floorplan.

A 3-segment "floating" staircase eats up a bit of space on the first level of this 3150 sqft. home, but makes a bold statement and sets a tone. The family room in back is a partial step down, in what also appears more of an architectural choice than any necessity due to the lot topography.

 665 13th Street (3br/2ba, 2448 sqft.) is adding to the bustle of activity in this little South Martyrs neighborhood, which sometimes goes quiet for years at a time but this year already has 4 closed sales (3 on 13th), one big pending sale (on 12th) and some higher-end rentals.

This home is a 1970 original that has gotten a decent facelift.

The challenge is that the property is currently rented through March of next year, making a purchase difficult for a significant number of buyers who would actually intend to move in. (Most likely it must be purchased as an "investment property" first.)

East Manhattan Beach

 1181 Shelley Street (3br/2ba, 1566 sqft.) is a 1950s original with limited upgrades.

The floorplan includes separate living spaces at the front and back, and a galley kitchen.

It appears that one bedroom is a "pass through" style with doors to both living rooms. This one may require some creativity. The block, which had a sale last year and has another listing active right now – 1160 Shelley at $2.150M – is part of a desirable, quiet pocket that's surprisingly walkable.
