Manhattan Beach New Listings (9/2-9/3/23)

We often look forward to Labor Day's end-of-Summer blowout celebrations. One last big barbecue. A group day at the beach as the water is warming.

This weekend at least started off more like Summer in San Francisco, cool and misty, before turning a bit tropical. Gotta say, 2023, you have a way of making things weird!

The real estate market should pick up for the next couple of months after this long weekend. September/October are typically part of the second-busiest season of the year. (Again, 2023, you have really made things weird.)

This week, there are two new-construction listings in the Tree Section on debut, plus a 1950s cottage in East Manhattan. See the full set of new listings below.

Open house times for new listings are listed below, but you can also click SEARCHES then "Open Houses" at the top of our site, which displays all the Manhattan Beach open houses. There are also links right at the top to Hermosa Beach and Redondo Beach opens.

3608 Laurel Avenue (5br/6ba, 3300 sqft.) is new construction that promises a luxurious vibe, and actually delivers.

So much new construction has a "been there, done that" kind of feel, as builders aim for the middle and wind up producing remarkably similar product. If it's what sold before, it will sell again, so the builders limit their creativity.

Without pushing boundaries too far, 3608 Laurel simply delivers something a bit different, nicer, warmer – and more confident – than your typical spec build.

A lot of that comes from the custom woodwork throughout the main living spaces. The dining room sports a handsome wall unit, the kitchen cabinetry, refrigerator door and island all feature the same warm wood, and so does a custom seat and storage unit serving the well-placed, spacious mudroom (between a side door and the entry off the garage). The look is a bit rustic and a bit modern, not too farmy.

The downstairs features a great room opening to a covered outdoor room, in a backyard that is really about extending the living spaces more so than having a spot to throw a ball. There's also a spare bedroom with sliding barn door that is most likely to serve as an office or playroom.

Upstairs, of course all 4 bedrooms have their own baths, and there's an attractive open landing area with built-in desks. The primary suite also has an unusually large balcony – the size of a full room, because it's on top of the outdoor room that projects off the living room downstairs.

Sometimes in the past, we've seen builders give short shrift to projects in so-so locations because they're afraid nothing they do will get them a higher price. Here the builder appears not to have held back at all.

 From the official description:

Rich French oak floors grace the home, guiding you to impeccable Italian tile-clad bathrooms that harmonize style and craftsmanship. The gourmet kitchen is graced with walnut cabinets and exquisite quartzite countertops. Top-of-the-line Thermador appliances heighten your culinary journey. Each bedroom is a private area with en-suite bathrooms. Smartly outfitted closets harmonize storage and style, enhancing the seamless flow of living spaces. A pre-wired smart home system embodies modern convenience, ensuring technological advancement matches luxury. A 3-zone heating and cooling system guarantees comfort in every room."

"Discover solace in the expansive primary suite, complete with an extra large private balcony. Contemporary floating vanities grace the bathrooms, and an upstairs built-out kids' homework station caters to family needs. Practicality merges with aesthetics in the built-in dining room and pantry, offering functional beauty that complements the rest of the home. A bonus mudroom unite organization and luxury. Solar panels and electric chargers make this home eco-friendly as well as beautiful."

3608 Laurel Avenue begins at $4.899M and is open Sat. & Sun. 2-4pm.

1813 Walnut Avenue (5br/6ba, 3150 sqft.) announces its bold, modern design with a vast front wall wrapped in black stone tiles. Step inside, and black becomes more of an accent within a uniquely open, bright space that is a novel take on the typical Tree Section floorplan.

A 3-segment "floating" staircase eats up a bit of space on the first level of this 3150 sqft. home, but makes a bold statement and sets a tone. The family room in back is a partial step down, in what also appears more of an architectural choice than any necessity due to the lot topography.

The kitchen features some open shelving but also a reasonable amount of regular cabinetry. A casual dining nook looks out to the modest backyard.

Stair railings going up are stainless steel (not black), with horizontal wire balusters, another modern design feature.

The primary suite looks out over a balcony that runs the width of the home, along with some treetops and rooftops. Meantime, the main wall of the primary bath features a unique surface that echoes fish scales and includes a gently woven design.

From the official description:

"[T]his new contemporary construction beauty in the Manhattan Beach Tree section will ignite your senses... This home boasts two family rooms on the first level, both with fireplaces, separated by a stairway to the bedrooms and laundry above. White ash wood flooring throughout makes the transition from room to room visibly seamless. Loads of natural light filter through the over-sized windows. The Chef's kitchen is outfitted with Dacor appliances. Formal dining room large enough to seat your next family reunion. Step outdoors thru the floor-to-ceiling glass doors to the patio and manicured backyard. Guest bedroom on this level with its own personal bath. Upstairs, the Primary Bedroom has an exquisite soaking tub, dual sink vanity and a frameless shower. Also upstairs; 3 bedrooms and/or office, each with their own ensuite baths. Laundry conveniently located upstairs also."

665 13th Street (3br/2ba, 2448 sqft.) is adding to the bustle of activity in this little South Martyrs neighborhood, which sometimes goes quiet for years at a time but this year already has 4 closed sales (3 on 13th), one big pending sale (on 12th) and some higher-end rentals.

This home is a 1970 original that has gotten a decent facelift.

The challenge is that the property is currently rented through March of next year, making a purchase difficult for a significant number of buyers who would actually intend to move in. (Most likely it must be purchased as an "investment property" first.)

From the official description:

"Sitting at the top of Manhattan Beach 13th St. in the exclusive Tree Section this home affords the owner an easy walk to the grocery store or the hub of Manhattan Beach shopping and restaurants to the pier. The entire home has been remodeled so enjoy the tile flooring, quartz countertops, and updated kitchen cabinetry. Upon entry, you are greeted with a natural lighted foyer from the cathedral ceiling windows encasing the stairway to the second floor. Two bedrooms are down the hall from the attached four-car garage access and laundry room. One of these downstairs bedrooms has a sliding door to the backyard sanctuary. Upstairs the Primary bedroom suite offers the sun lighting that you want in Manhattan Beach plus the walk-in closet that will accommodate two wardrobes. The dining area opens to the great room with a fireplace and then to the large entertaining exterior balcony."

East Manhattan Beach

1181 Shelley Street (3br/2ba, 1566 sqft.) is a 1950s original with limited upgrades.

The floorplan includes separate living spaces at the front and back, and a galley kitchen.

It appears that one bedroom is a "pass through" style with doors to both living rooms. This one may require some creativity. The block, which had a sale last year and has another listing active right now – 1160 Shelley at $2.150M – is part of a desirable, quiet pocket that's surprisingly walkable.

From the official description:

"Super clean 3 bed 2 bath in a great part of Manhattan Beach. Charming one level home with fireplace, family room, skylights throughout that provide lots of natural light, Family room that opens up to backyard. New carpet, 2 car garage, conveniently located a block and a half from Mira Costa High School, Lazy Acres Market and several great local restaurants."
