Still, 2021 is poised to blow away recent sales records on The Strand.
Of course it is! This year is a record year in so many ways, naturally The Strand is going to edge in to secure its place in the record books.
With 16 sales already closed in calendar year 2021, the year clearly sets a record, beating out 2012's total of 11 Strand sales.
No other year in the past 20 had double-digit sales. You'll usually see around 5 public sales within a given year, give or take.
The weakest years recently?
2008: Crash year, zero Strand sales
2010: Weak recovery year, 2 sales
2016: Wobbly year, 1 sale
2019: Wobbly year, 3 sales
But in big-time busy years, including 2012 (start of the current boom market) and 2021 (huuuuuuge), you see more Strand sales also.
Meantime, due to a large number of pricey sales, the average for Strand sales exceeds $10M. There were 9 sales over $10M, 3 of those over $16M.
For the 16 sales closed as of press time, the total amount of money spent for Strand homes is $161.45M.
Both figures are an enormous bump over 2020, which saw 6 sales worth $61.3M.
The top sale for The Strand this year was 508 The Strand (5br/6ba, 4325 sqft.) at $19.200M, also the highest sale of the year in Manhattan Beach.
There are still 2 pending sales on The Strand as we speak, each of which inked purchase contracts in late November, meaning we could end up with 16-17 sales if any close before year end.
