Martyrs Area Lot Goes for $2.9M

What appears to have been the first escrow of the new year 2024 has now closed.

2205 Agnes offers a 3br/2ba, 1900 sqft. house, but you have to see the land as the thing – a generous 5939 sqft. plot that benefits from a funny little trapezoid of land added on in back that stretches further than neighboring homes' lots.

That extra land is a plus, although the lot itself has some downslope front to rear that can be tricky to work with.

On a cute street with a mix of classics and bold, newer homes, the property was going to be in demand.

Because it started out high, it took 5 weeks to get under contract. (The new deal was literally reported on Jan. 1.)

Start was $3.450M. Some flexibility was indicated with a big $300K cut in the 3rd week, and the eventual buyer took a little more off the top.

The closing price was $2.900M (no secret, since that's in the headline!), $550K below the start price, which probably was meant to include some structure value.

The 2-level 1940s original, with its somewhat glorious solarium in back, is certainly livable, but in prime locations like this, the little old houses don't tend to survive a modern transaction.

Heck, on the same block of Agnes, same side of the street, a super custom 2017-built modern sold for $4.8M two years ago, and still got flattened.
