We had a nice little burst of inventory after Summer gave way to... Indian/Florida Summer.
On occasion of our market update cutoff point, Tuesday, we were at 74 listings active in Manhattan Beach, while we actually saw the total reach as high as 78 a few days before. (By Friday here, we're at 70 exactly.)
This is the general timing that one expects – after the kids go back to school, our market has a good run for September and October typically, before everyone packs it in for the holidays.
Buying activity tends to match the number of new listings. We've seen at least 20 sales (new escrows) in September alone – more than one per calendar day.
Multiple-offer situations broke out at several new listings, not least of all Dave's at 3509 Laurel (asking $1.550M; sold over asking) and including, to name just a few: 1508 Highland, 1440 12th St. Unit D, 3605 Oak and others.
There's no flagging in demand, in other words.
And if you were holding your breath, worried about the impact of a rise in rates, that didn't happen yet.
