While inventory is notably higher this year than last (109 vs. 92 last year at mid-November, +18%), by now you know that 2020 is just different.
It's not necessarily a bad time to list, even now, with Turkey Day around the corner. There's still activity all over town.
Here at the Edge office, we have 3 local listings under contract (2113 Chestnut, 309 20th Place and 17 Cordoba Ct.), recently helped buyers on several purchases, and have more purchases readying to close.
That "break," or "quiet time," we've been imagining? Not yet.
We haven't spoken enough about sales in East Manhattan this year, though the area has been robust, just like the whole market.
Some recent East MB sales of full-sized family homes to close in this period:
1641 18th (5br/4ba, 3500 sqft.) at $2.800M.
1806 9th (5br/5ba, 3970 sqft.) at $2.650M.
1730 Voorhees (5br/5ba, 4420 sqft.) at $3.000M (+$150K!).
1159 Magnolia (4br/4ba, 3200 sqft.) at $2.575M.
Oh, and in the prior period, in late October, a marvelous, classic Cape Cod with a huge yard (9500 sqft. lot) at 117 S. Meadows closed more than $100K over asking at $5.000M.
Meantime, during this period, the "Bitcoin house," an East MB home sold as new construction to a buyer who offered Bitcoin, has a new buyer. 1400 21st (6br/5ba, 4550 sqft.) barely lasted 2 weeks at $3.885M. (See "The 'Bitcoin House' Will Try to Sell in the Year of the 'Emoji House.'")
