The property location is on a quiet, 2-block-long street that's just a few minutes' walk to Martha's or the sand, a couple more minutes to the lively pier area.

A dead-on western view is hard to come by in MB, unless you're on The Strand, Manhattan Ave. or Highland Ave. Some units on Bayview or Alma also get western views, although half-lot SFRs are fairly rare along those streets.
The risk to many views in MB is of the neighbor in front of you building up.
That's true in Hermosa, too, but not at 2435 Myrtle. The unit directly to the west is owned by 2435 Myrtle – it's the Ozone Ct. unit. There's enough further slope down such that fully built, 3-story homes on the other side of Ozone Ct. remain below the view line from the main Myrtle house.
Our clients almost could not believe their luck when they got into Myrtle and started running the numbers.
The income from the rental units paid a sizable chunk of their monthly costs, raising their budget and making the move possible.
