Something Great in Hermosa

Yes, this is MB Confidential, and yes, we've built our business within Manhattan Beach, with Dave performing as one of the top few agents over the last 10 years within the city.

But Hermosa Beach isn't far away, folks.

And we've got a super new listing there now that we're glad to share.

2435 Myrtle Avenue, Hermosa Beach,

It's 2435 Myrtle, but it's not just that. It's also 2434 Ozone Court. The complete offering is both units, sharing a lot and under one ownership.

The property location is on a quiet, 2-block-long street that's just a few minutes' walk to Martha's or the sand, a couple more minutes to the lively pier area.

2435 Myrtle Avenue, Hermosa Beach,

The main home is a remodeled 3br/3ba, 1865 sqft. unit that is effectively a single-family home. It just happens to share the lot with the Ozone Court unit.

Its top level features new flooring, a brand-new high-style kitchen, and a large deck that allows you to enjoy the property's endless, 180-degree ocean views all the time.

2435 Myrtle Avenue, Hermosa Beach,

2435 Myrtle Avenue, Hermosa Beach, In the rear portion of the lot is a 2-story structure that houses two rental units: An upper 2br/1ba and a lower, 1br/1ba ADU.

Both are currently rented and have had very low vacancy rates over time.

The story behind this listing goes back several years, and may help you – or others – if you're searching MB but a bit open-minded.

2435 Myrtle Avenue, Hermosa Beach, We had clients looking principally in MB who wanted, essentially, a half lot ocean-view home. They didn't really like townhomes, which make up perhaps 60% of the stock of homes under 2000 sqft. with ocean views in the Manhattan Beach Sand Section.

So the inventory to match their search was slow to appear, and when it did, it was often just out of reach, price-wise.

Once we expanded the search to Hermosa, we started to take a strong look at 2435 Myrtle. The main home is almost exactly what our clients were looking for, with much, much better views than they had seen almost anywhere in Manhattan.

2435 Myrtle Avenue, Hermosa Beach, A dead-on western view is hard to come by in MB, unless you're on The Strand, Manhattan Ave. or Highland Ave. Some units on Bayview or Alma also get western views, although half-lot SFRs are fairly rare along those streets.

2435 Myrtle Avenue, Hermosa Beach, The risk to many views in MB is of the neighbor in front of you building up.

That's true in Hermosa, too, but not at 2435 Myrtle. The unit directly to the west is owned by 2435 Myrtle – it's the Ozone Ct. unit. There's enough further slope down such that fully built, 3-story homes on the other side of Ozone Ct. remain below the view line from the main Myrtle house.

Our clients almost could not believe their luck when they got into Myrtle and started running the numbers.

The income from the rental units paid a sizable chunk of their monthly costs, raising their budget and making the move possible.

Over time, these owners have made systematic improvements to the home, the kind you only can do when you've lived in a place a while and tackled its issues one by one.

Now this beauty, with its unique proposition, is available again.

We hope you'll come see it this weekend, Sat. & Sun. 1-4pm.

2435 Myrtle & 2434 Ozone Ct. is offered at $4.199M, and is listed by Dave Fratello, Edge Real Estate Agency.
