Here's a look at what's been out on the market and selling this year so far.
ROSECRANS DIVISION
The least pricey properties in the Trees are typically along Rosecrans, where lots are smaller and there's a bit more of a stigma, holding prices back somewhat. Nonetheless, prices have risen consistently in recent years, to unprecedented heights.
722 Rosecrans (2br/1ba, 880 sqft.) is asking $1.195M, at 99 DOM as we post. Nearby, slightly larger 760 Rosecrans (3br/2ba, 1050 sqft.) closed last October for $1.226M.
664 Rosecrans (2br/2ba, 800 sqft.) is asking $1.195M, showing 65 DOM now. (Update: Soon after this blog post went live, 664 Rosecrans went into escrow.)
ROSECRANS-ADJACENT DIVISION
3508 Poinsettia (5br/3ba, 2265 sqft.) has just closed for $1.586M. A lot of house for the money.
OAK AVE. DIVISION
1813 Oak (3br/1ba, 1000 sqft.) is asking $1.499M at 84 DOM and 145 CDOM.
One year ago, the owners bought it for $1.400M, before evidently having a change of heart. (See the old, sold listing here.)
3513 Oak (3br/3ba, 1775 sqft.) is asking $1.650M, with 14 DOM.
About one year ago, the owners bought it for $1.350M. (See the old, sold listing here.)
2417 Oak (3br/3ba, 2535 sqft.) is asking $1.945M, with 120 DOM. It would not have made this list of properties under $2M when first listed, because they were trying for $2.155M to begin.
In July 2014, the owners paid $150K over asking, $1.805M. (See the old, sold listing here.)
OTHER RECENT LISTINGS & SALES
1900 Elm (3br/2ba, 1650 sqft.) is asking $1.749M, with just 8 DOM.
About 18 months ago, the owners bought it for $1.600M, and have since remodeled. (See the old, sold listing here.)
910 14th (3br/3ba, 1600 sqft.) had a sale arranged off-market, and shows on the MLS in escrow with a list price of $1.599M. Very nice location, but a small lot (2240 sqft.), really a half lot for the Tree Section.
1501 Elm (2br/1ba, 1000 sqft.) listed in November at $1.550M, and went into escrow in mid-January.
1149 Elm (4br/3ba, 1350 sqft.) began in May last year at $1.629M, and closed this January at $1.430M.
653 27th (4br/2ba, 1925 sqft.) boasts a good location and sold for land value, $1.650M, in January.
2416 Pine (2br/1ba, 1000 sqft.) looks like a land value sale, lower due to location on Marine, at $1.250M.
1820 Pine (2br/1ba, 850 sqft.) also looks like a land value sale, but with no obvious location issue, seemed quite low at $1.332M.
That's about the size of things so far.
