Walkstreet Option Returns

A deal at 429 7th has evaporated, and the home is now back $101k cheaper at $1.999m.

About 5 weeks ago, MBC noted that this listing was almost a year old (it began Oct. 22, 2008) and said of the $2.1m price tag: "someone needs to press 'reset' on the price field" on the listing.

No such button was pushed, and – mocking MBC's claim that the home was a bit overpriced – a deal was posted within several days. We noted the sale (new escrow) last month in "Breaking the Ice?"

Alas, it looks like it will take a while longer to resolve this one.

The modestly sized (4br/3ba, 2125 sq. ft.) South End walkstreet remodel is cute and sharp inside, but outside is a bit dated and doesn't connect much with the walkstreet, as some newer homes do.

No one doubts the desirability of the flat walkstreets. For $2m, you'd like to have a little more space, modernity, or bells and whistles. If possible.

Worth noting again: The current owners paid $1.440m in Aug. 2002.
