You've heard us rant now and then about how we hate it when agents simply run with photos from their iPhones to advertise a listing.
And then, for almost a week, that's exactly what Dave did on a recent listing. Boo! Right?

Sometimes you don't have a choice when a decision is made to go to market fairly quickly. So you go with the best you've got.
But now, with the new set of photos we have for 1701 Oak (4br/3ba, 3575 sqft.), you can see the difference. The photo above replaces this exterior photo that we ran for a few days:

Or take a gander at the formal living room:

The photos we had were absolutely adequate. The value of the upgrade to professional photos, however, almost doesn't need further explanation.
Nice photo of the backyard from the iPhone:

Nicer "real" photo from the pro:

The master from the iPhone, then the pro:

And one other bedroom, iPhone first, then pro:

In this case, our clients were more than understanding and patient enough to wait to see the upgraded photos come.
You worry, though, about sellers who don't know the difference, who think "fine" is good enough. Do they know that they could get something better? Do they know how to ask?
Meantime, while we've got your attention here on 1701 Oak – if you're looking to get into Manhattan Beach west of Sepulveda, we can say without fear of contradiction that this is the biggest, happiest way to do so anywhere near this price point.
This is a bright, spacious home that surprises to the upside. You get more for less because it's Oak, but if you'll step inside, you'll see that the street impacts are minimal. (Your judgment to make.)
Now at $2.275M, this home is ready for the next family to come in. Is that you?
1701 Oak is open Sunday 2:00-4:00pm, and we're happy to set up private tours any time.
Final photo contrasts:

Exterior/garage side – iPhone then pro:

And one more set from that tranquil, charming backyard:
