There are 2 somewhat unexplored/undiscovered gems hanging around.
There's one recent sale (new escrow) that's worth a mention.
But it does seem like months since things were really hopping up in MB's…

There are 2 somewhat unexplored/undiscovered gems hanging around.
There's one recent sale (new escrow) that's worth a mention.
But it does seem like months since things were really hopping up in MB's prestige estate community.
Perhaps this will change as Spring actually springs.

Those 2 seemingly forgotten gems we mentioned are 819 10th (4br/4ba, 4675 sq. ft.) (pictured), a contemporary home on a big lot with pool and cool cabana/office out back ($3.9m, 190 DOM), and 230 Anderson (5br/4ba, 6125 sq. ft.), a big and rather formal custom build with ocean views ($5.495m, 88 DOM). No action yet?
952 11th (5br/4ba, 5050 sq. ft.) is a long-running listing (533 CDOM as we speak) that was repriced in January 2010 to $2.495m and in January 2011 at $2.488m. (It began near $2.7m in 2009.) The news is that this one has a deal now as of this week. May 2004 purchase: $2.150m.
Beyond those pops, you've got a familiar lineup these days, including:
- 222 John (4br/4ba, 3850 sq. ft.), an ocean-view contemporary now in its 9th month on market ($3.149m);
- 861 10th (5br/6ba, 4500 sq. ft.), the Craftsman held for 5 weeks last year before going back up for sale in August (the newest $2.749m list is a markup of $114k); and
- 114 N. Poinsettia (5br/6ba, 6400 sq. ft., including basement), back to market once again, cleared out, maybe ready for staging ($4.495m).
Only one recent listing has seemed buzz-worthy, 912 10th (5br/4ba, 4325 sq. ft.), which MBC called a "big, comfy family home" earlier this month ($2.699m), but there's no deal posted there yet.
We'll get one new entry this weekend, but beyond that, things have sure seemed quiet in the Hill Section. It can only get busier.
