High Sales of 2023: Hill Section

It's time for another check-in on high sales from last year.

This one's a brief look at the Hill Section, the tiniest part of town with the biggest prestige.

501 John Street, Manhattan Beach,

501 John St. (5br/8ba, 5725 sqft.) is a splendid, highly livable remodel with a pool and basement.

The home overall features 5 bedrooms and 5725 sqft. of living space. Amazingly, they built that basement under the house within the past several years, as the owners wanted more space, but didn't want to give up the location.

A buyer paid full list price, $10.500M, but it turns out he's not so much in love with the house (or basement). It's location, location, location, baby!

As reported here previously, the buyer was Detroit Lions QB Jared Goff, and this was the first of two large, neighboring lots Goff got. (See "Jared Goff Doubles Up on Prime Hill Section Lots.")

That second lot, 819 5th, closed off-market in late November 2023 at $8.575M, qualifying as the 4th-biggest sale of the year in the Hill Section.

By combining the two lots, a new, single property would consist of 20,604 sqft. of prime Hill Section dirt. Such a lot merger would appear to be permissible under local regs. State law most likely would require the existence of a second, fully functioning residence on the site – a requirement that might be met with an included ("junior") ADU or guest house.

501 John sold for $10.500M in May 2023.

319 S Dianthus Street, Manhattan Beach, CA

319 S. Dianthus (5br/7ba, 5685 sqft.) was a bold new construction project in the southern part of the Hill Section, along the Boundary Place alley street.

The original list price had been $12.999M, and it had been cut to $10.995M when the buyer came in almost $1.2M lower than that.

Sold for $9.800M in January 2023.

825 Highview Avenue, Manhattan Beach,

825 Highview Avenue (4br/5ba, 5000 sqft.) sports a late-1980s build date, but a much more recent remodel that exudes precision.

The main bedrooms are on the entry level, with the primary suite being ginormous. There's a basement entertainment room downstairs.

There's a soft, modern vibe to the remodel and furnishings that give the home the feel of a beach house, even if it's really closer to town than the water.

Sold for $8.750M in September 2023.

This was just $250K above the March 2022 acquisition price. On prior listings, that seller had sought as much as $10.195M before "settling" for $8.500M.

819-5th-street-hill-section-manhattan-beach

819 5th St. is a 9,984 sqft. plot of land that shares a 140' deep property line with the western edge of 501 John, the top sale of the year.

This is the kind of dated, older house in an ultra-prime location in which the residents are subjected to near-constant offers to sell.

As it happened, circumstances finally came around where a sale made sense – to the next-door neighbor, as part of a giant land acquisition.

Sold for $8.575M in November 2023.

868 9th Street, Manhattan Beach,

868 9th (5br/6ba, 5526 sqft.) is the second of these top sales of 2023 that had first sold in March 2022. (To be specific.)

This (then-) new construction in an ultra-modern style with pool was marketed from June 2021-March 2022 at prices ranging from $9.868M down to $8.300M. Although the MLS entry canceled in March 2022, a sale closed right around then at $8.150M.

That new buyer stayed a short while, and listed the house again in Sept. 2023.

While the initial listing in '21-'22 needed 9 months to find a buyer, the 2023 listing needed only 4 days to find a buyer – at full price.

868 9th sold for $8.495M in October 2023.
