Just A Couple of New $20 Million Homes

Until today, ritzy, fancy Manhattan Beach only had a few $20M listings.

Suddenly, two more appeared.

Of course, one's in the Hill Section.

808 John St, Manhattan Beach, CA

808 John (5br/6ba, 6604 sqft.) is one of those houses that's got almost everything people think they're going to find in the Hill Section, but which is actually pretty rare to nail down.

A huge house. City views and ocean peeks. Below-ground wine cellar.

A "regulation lap pool" (with fancy stuff). A full lot's worth of grass, plus a sports court.

The whole, dominating package is actually cleverly masked as a modestly elegant late-90s Mediterranean. If you don't pay attention to the long row of tall hedges just to the north, you may not realize that this is a double lot (two combined lots) totaling over 20,000 sqft. 

Asking price: $19.900M.

But where else would you find a $20M listing?

Ring ring ring!

3608 The Strand, Manhattan Beach, CA

3608 The Strand (16br, 13ba, 13,620 sqft.) is a super unique offering, encompassing 3 separate buildings across a 9300+ sqft lot.

It's a complex with 11 separate units of various ages, in various states of remodeling – all vacant – opening the door to some creativity about how the whole setup might be used by a future owner.

You might recall some of the units in this building being offered earlier this year. There were 4 in the MLS, offered at prices from $1.9M to $5.7M, being sold in a "tenants in common" sale – a form of ownership that is not exactly common or popular around these parts.

The asking price for the whole package: $21.000M.

There's still one more traditional Strand luxury home on the market:

And there's one more back in the Hill Section, which we'll call a $20M listing even though it's now lower:

500 N Poinsettia Avenue, Manhattan Beach, CA

500 N. Poinsettia (5br/8ba, 8389 sqft.) is hanging in there, 411 DOM now, down $3M from the start price to $19.000M.

Oh gosh, there's one more, but you don't see it online. 

There's actually a listing on a walkstreet, a double lot, with a pool, on a 100 block in the North End, asking $37.000M. But they've elected to keep it out of the internet feed.

With 7 beds, 7600 sqft. of space, that pool, views, and more, this one could be the priciest sale ever in the history of Manhattan Beach, by a lot.

But they don't want to market it on the internet?

Highest Sales in Manhattan Beach History

Waaaay back in 2017, Manhattan Beach saw not one, but two sales of $20M or more. (Both were referenced in this post: "Highest & Lowest Sales of 2017 in Manhattan Beach.")

1000-the-strand-manhattan-beachThe top sale in the city (among publicly listed properties) was an older building near the pier on an oversized lot, 1000 The Strand, which sold for $21.000M in 2017.

The folks who paid that $21M later tried to top that with an attempt to resell at $25.900M for a small stretch of 2019. The property has never re-traded, according to tax records.

If you want to look at conventionally sized homes and lots on The Strand, the top sale is 508 The Strand at $19.200M in Oct. 2021. (See: "Manhattan Beach Strand Sales Hit Record Highs.")

814 Pacific Avenue Manhattan Beach CAThere was one other $20M sale, up in the Hill Section, at a property with a huge 23,000 sqft. lot and more living space than the newest double-lot offering in the Hill Section.

814 Pacific Ave. (6br/6ba, 10,000 sqft.) got $20M in 2017, but, if price records matter (they don't!), it happened to occur in the same year as the 1000 The Strand sale that was $1M higher, so it was a "runner up" to the top slot.

Now the question is whether 808 John can beat that sale, almost 6 years later.
