Just this week, two fairly original homes came to market and moved quickly to change hands:
1508 Harkness (3br/2ba, 1550 sqft.) is an original Liberty Village cottage (ca. 1950) that we said, in our Sunday Opens post, is "ready for 'the treatment' by its next owner."
Surely there were those interested in the land alone at the start price of $1.299M, which is basically what sellers got for the corner-lot home at 1901 Lynngrove in February. (The listed sale price was $1.291M.)
We'd expect multiple offers and the final sale at Harkness to an owner-user looking to do a major remodel. Worth watching.
As a measure of the market's movement in a short time, the sharply remodeled, pool home next door at 1504 Harkness (3br/3ba, 1225 sqft.) sold in October 2014 for $1.419M.
Meantime, a more obvious lot-value sale hit the market at 1401 Lynngrove (2br/1ba, 900 sqft.).
It came out around the same time as the larger home on Harkness, asking $1.200M. This, too, would surely attract builders, although everyone is a bit more cautious with homes backing up to Redondo Ave.
Also, the flipper remodel at 2209 Wendy (4br/2ba, 1770 sqft.) made a quick deal last month after listing for $1.749M. (That's $1,000/PSF for Liberty Village, for those of you keeping score.)
On the last day of 2014, the corner-lot remodel at 2209 Faymont (3br/2ba, 1525 sqft.) closed for $1.350M.
Looks like a steal now as the rest of the neighborhood has rocketed ahead.
