See What's Selling - Manhattan Beach Market Update for 2/15/24

It's never too late to catch up a bit, even while the market is moving ahead.

A moderate number of 9 listings went under contract in the first 15 days of February.

They accounted for about $35 million in new transactions.

Here's each one that found a buyer:

3112 Maple Ave, Manhattan Beach,

3112 Maple (5br/4ba, 3350 sqft.) is a 2005 home with a traditional Tree Section floorplan, including 2-story living room at the entry, a flexible bedroom/office on the first floor, formal dining and kitchen/great room in back.

It was asking $4.199M and listed by Jennifer Caskey, Compass. 

708 35th (2br/1ba, 960 sqft., 5404 sqft. lot) is a smaller, older house where the listing was mainly land value.

Asking $1.799M, it was listed by Uma Perricone, RE/MAX Select One.

413 Bayview Drive, Manhattan Beach,

 413 Bayview (4br/4ba, 2702 sqft.) is a rear-unit new construction townhome.

Asking $6.295M, it was listed by Giovanni Altamura, S C Real Estate.

540 3rd Street, Manhattan Beach,  

540 3rd (5br/6ba, 3521 sqft.) is new construction in the South End that tried last year for a while.

It came back at $5.499M and was listed by Jim Leonard, Vista Sotheby’s International Realty.

129 8th Street, Manhattan Beach,

129 8th (5br/4ba, 3351 sqft.) is a modern remodel with a rear unit on a walkstreet.

Asking $6.950M, it was listed by Ed Kaminsky, eXp Realty of California, Inc.

856 5th Street, Manhattan Beach,

856 5th (3br/5ba, 4400 sqft.) is a custom 80s house in the Hill Section that was very near a full year on market.

It began at $6.499M and was down to $5.250M when it made a deal; listed by David Caskey, eXp Realty of California Inc.

1205 Wendy Way, Manhattan Beach,

1205 Wendy (3br/2ba, 1674 sqft.) first came to market in Fall 2023 at $2.450M, took a break, and had cut 15% to $2.085M when a deal was made.

It was listed by Alex Smith, eXp Realty of California Inc.

1731 11th Street, Manhattan Beach,

1731 11th (2br/2ba, 1339 sqft., 6000 sqft. lot) only needed about a week for what looks like a land-value sale.

It was asking $1.650M and listed by Dennis Moloney, Strand Hill Properties.

1155 11th Street 15, Manhattan Beach,  

1155 11th St. #15 (3br/4ba, 1542 sqft.) is a condo that actually first came to market in December 2023.

It was down $50K to $1.225M when a buyer signed, and was listed by Antoinette Hopper, Vista Sotheby’s International Realty.
