Spring sales were starting to close in larger numbers as May wrapped up.
Here's a look at some of the notable sales in a few areas of town in the second half of May:
Tree Section
1816 Palm (5br/4ba, 3475 sqft.) got $25K over asking with just 7 DOM, closing for $4.175M.
People love Palm Ave.!
1813 Poinsettia (4br/4ba, 3485 sqft.) went over asking too, by $113K, closing for $3.608M.
632 36th (5br/5ba, 3580 sqft.) is nicely designed new construction whose location was a little hard for some, but not a big problem in the end. They got $4.237M after 10 weeks, about $250K under start.
Sand Section
425 26th (5br/5ba, 4200 sqft.) is a 2008 build with a recent refresh and nice staging to present it great. The sale came in only $70K under asking, at $5.425M.
95 Highland (2br/2ba, 1289 sqft.) is a fully remodeled little townhouse at the border with Hermosa. It failed to sell last year, but this year got asking price: $2.350M.
300 7th (4br/5ba, 2680 sqft.) is a newer townhome along Highland that came in near asking at $5.600M (-$199K), after 3 months on market.
East Manhattan Beach
1649 8th (5br/6ba, 4400 sqft.) led the way, as the only sale over $3M, coming in at $3.700M for a late 90s home wanting some updates. It needed a month on market to find its buyer, $200K under asking.
