Tree Section

2416 Palm Avenue, Manhattan Beach, CA

2416 Palm Avenue, Manhattan Beach, CA2416 Palm (5br/3ba, 2808 sqft.) is a mostly original 1961 build with a pool, located on a prestige street but at the corner with Marine Ave. It is clearly presented as a major remodel-to-be, offering "just enough" square footage.

2416 Palm Avenue, Manhattan Beach, CASince we mentioned Marine, we have to say that the home is strategically buffered by a high fence and greenery, and the home appears to have no windows on the North/Marine side, minimizing impacts. There are homes we see sometimes on Marine that are far more affected.

Wood paneling is prevalent throughout the home, from the entry-level living room to the large family room and storage area downstairs, as well as one downstairs bedroom. Panels, panels, panels. Oh, and popcorn ceilings.

2416 Palm Avenue, Manhattan Beach, CABedrooms are both upstairs and downstairs with the family room, which opens out to the pool.

The kitchen got an update within the last 30 years or so, and has something of a contemporary vibe, with faux wood flooring and light maple cabinets. Similarly, the sizable primary suite got something of a bathroom update that might have been around the same time.

2416 Palm Avenue, Manhattan Beach, CAJust about everything will get hit again, most likely, by the buyer, looking to modernize a mid-2s house to give it a $3+ value.

The home shows now in what we call the "ghost town" style, with all of the past furniture and wall hanging removes and the home cleaned, but you can still see indentations in the carpet and stains here and there from when people were living in the house. It's acceptable and a choice to present a home that's certain to be remodeled in this manner, but it does lead buyers walking through to start imagining the past residents, thinking, "What happened here?"

2416 Palm Avenue, Manhattan Beach, CAFrom the official description:

"A wonderful family home with 4 bedrooms and a den or 5 bedrooms, huge living room with a wood burning fireplace and also a spacious family room opening to the sunny east facing yard! The family room features another fireplace with a traditional raised brick hearth. The light filled kitchen is the heart of the home - spacious and remodeled with all the custom touches- pantry, pull out doors, subzero refrigerator, skylights, light hardwood floors, beautiful light maple cabinets, built in desk, and a buffet in the dining area. The living area opens to a deck with views to the east - you will see the mountains on a clear day! This home features plenty of bedrooms - a primary suite with a soaking tub, separate shower and double sinks, plus 3 or 4 additional bedrooms - one is a den or library, one could be a home office or gym or a craft room! Sunny backyard features a beautiful pool with a brick surround... just waiting for you to make it your private oasis or a grand yard for entertaining. No doubt this home needs a facelift and some TLC -some vision to imagine new finishes, and some grit to make it happen."

2416 Palm begins at $2.600M and is open Sat. & Sun. 1-4pm.

2416 Palm is listed by Sue Murphy, Keller Williams South Bay.
