New Construx Fighting for Eyeballs

Most new construction projects launched in 2023 have sold, or at least are under contract.

A few have been lingering and making cuts in hopes of attracting buyer attention.

We'll try giving some of those a little boost here, as the holiday season in general is not kind to listings that hang around.

Meantime, buyers who want new and might be looking for a motivated seller could find something on their holiday list below.

3608 Laurel Avenue (5br/6ba, 3300 sqft.) is distinctive with a warm, luxurious vibe.

A lot of what makes it stand out is the custom woodwork throughout the main living spaces. The dining room sports a handsome wall unit, the kitchen cabinetry, refrigerator door and island all feature the same warm wood, and so does a custom seat and storage unit serving the well-placed, spacious mudroom (between a side door and the entry off the garage). The look is a bit rustic and a bit modern, not too faux-farmy.

The downstairs features a great room opening to a covered outdoor room, in a backyard that is really about extending the living spaces more so than having a spot to throw a ball. There's also a spare bedroom with sliding barn door that is most likely to serve as an office or playroom.

3608 Laurel Avenue began in September at $4.899M and is now $400K lighter at $4.499M.

908 Rosecrans Avenue, Manhattan Beach, CA908 Rosecrans (6br/6ba, 4112 sqft.) also started high ($4.995M), making it the "Biggest Bet Yet on Rosecrans," as we posted in late September.

After more than 4 months, this large, modern home with a pool is down nearly $800K to $4.199M. (After all this time, they still only have 8 pictures!)

There's a lot going on here, with a sizable house on a lot that's nearly 6000 sqft., but there's also a lot going on right in front, and that's what's going to mean a buyer and the seller are really going to have to work to find a meeting of the minds.

The record was recently set by 337 7th (4br/5ba, 4500 sqft.), a 2013 build that always sets records when it sells. In May this year, it fetched $8.050M.

We kinda liked that they tried a slightly different direction in design touches:

"In a world that's been dominated by white white white and maybe the occasional blue or grey, this home's color palette for cabinets, counter tops and tiles is notably more earthy, and unexpected. It's almost risky to be introducing tans, taupes and greens back into home design, but this vibe is muted and attractive, a welcome change, not someone's overnight whim. This could be a useful map for a way out of the somewhat stalled-out design trends of the last several years, without bouncing all the way back to beiges."

1209 N Meadows Avenue, Manhattan Beach, CA1209 Meadows (5br/6ba, 3344 sqft.) has only been around for 4 months, but it must have some kind of record with 8 price reductions already.

The modern style home across from Meadows Elementary began at $3.995M in August, but has stepped down gradually to the current $3.549M.

We visited an open house with clients, and were told, insistently, that the seller really wants to get it sold. And even that was a few price cuts ago.
