The return of that one listing got us thinking, in today's market, which Manhattan Beach home listings have the most DOM?
Here they are, third-most to most DOM:
121 Seaview (4br/4ba, 1616 sqft.)
This side-by-side duplex in El Porto sports a 1990 build date.
It has just hit 302 Days on Market.
That's a lot, but only third-most among active listings.
The asking price, from Day 1, has been $3.388M, a figure which is not often seen in sale prices on half lots in El Porto.
Although a sale of an old duplex closed yesterday at 112 44th (along Ocean Drive) for $3.125M, so you never know.

500 Poinsettia (5br/8ba, 8359 sqft.) is in a whole different class.
This is a newer Hill Section home (2009 build) on a big lot (10,000+ sqft.).
It's up to 347 DOM, with the one-year anniversary right around the corner on Aug. 12.
We referenced this home last month in a roundup of biggest price cuts, because it's down $3M from start ($22M) to $19.000M.
500 N. Poinsettia is listed by Kristi Frey, Strand Hill Properties.
But no one, at any price point, is near the DOM for the next listing...
201 15th (6br/3ba, 2093 sqft.) is a spiffy little downtown triplex on a full lot.
It was first listed in... 2020.
April 2020, to be precise.
The same exact listing (# SB20077215) has been paused, withdrawn, reinstated, put on hold again, and so on, continuously over the years.
The price has changed 14 times.
Today, it's at 693 DOM.
When last seen in January this year – before the listing went on hold for months – the price was $3.850M.
Upon coming back to market today, the listing's price also increased $100K to $3.950M.
Credit where credit's due: They could have canceled and re-listed this property any number of times over the years.
In fact, it's been "withdrawn" from the MLS a couple of times, and put on "hold" for months at a time, meaning it would have been within the rules to start a new listing. Instead, they revived the prior MLS listing.
201 15th is listed by Kevin Pratt, Strand Hill Properties.
While the listing has a long history of not selling, it's coming back now at a time where the market is starved for inventory (60 total, today), and maybe they've got some idea that its time has come.
For sure, today it's ranked #1 in this one particular category, but they do lose the crown if and when the property sells.
