It was just 2 weeks ago that we speculated that 861 12th Court (4br/3ba, 1383 sqft.), the spiffy little cottage near Pacific school and downtown, just might set a PPSF record for the Trees. (See "The Little House That Could... Set a PPSF Record.")
Now, the thrice-remodeled cottage, with its new pool and (super charming) "detached guest quarters" in the backyard, has a deal.
It's not quite as fast as the same home's 3 prior sales, each at 7-8 DOM, but 14 DOM is plenty respectable in late December.
To recap, the home's list price equating to $2,096/PSF would become a new record for the Tree Section, among livable homes.
The actual list price was $2.899M.
Mitigating factor: The "guest quarters" are not included in the square footage, per the listing, but they do come with the house. Arguably this may boost the PPSF artificially if the buyers put value in that square footage anyway.
This will be the 4th sale of the property in just more than 6 years, with remodeling to some extent added by each of the last 3 owners. Surely, at some point, there will be nothing left to do but enjoy the place and stay awhile.
